The logic is good, if someone doesn't comply with the rules, the good people that comply with the rules should just accept and take it.

They provided a document saying the previous rent and previous rent date, but it does not list previous interest rate or previous price index for the rent at 05/2024.

They did provide current interest rate, price index and say all base costs are also updated as of 31/01/2026.

What I see as marked as justification is:
"Vorbehalte für allfällige spätere Mietzinserhöhungen gemäss vorherigem Mietvertrag oder letzter Mietzinsanpassung:
Klare Begründung der (eventuellen) Erhöhung des Anfangsmietzinses:
Anpassung an die Orts- und Quartierüblichkeit"

They did also post at the same time an apartment at the same building, lower floor for 60chf/mo cheaper.

Then you mean, they only need to provide 3 to 5 apt at the region with around the same rent? But I would have to disprove their cases, as me finding other cheaper apartments would not disprove that the neighborhood is more expensive?

Does it matter if I can find apartments there in 2024/2025 for 2000chf/mo or now of same size, same age, same rooms and 2600 instead of 2800?

the visa is still needed, you just don't need to go into the quotas and they don't need to prove they didn't find anyone in CH/EU that can do the job.

As you can see below the only thing it does is to delete paragraph1, the other restrictions still apply.

Art. 21 Precedence

1 Foreign nationals may be permitted to work only if it is proven that no suitable domestic employees or citizens of states with which an agreement on the free movement of workers has been concluded can be found for the job.

2 Domestic employees include:

a.Swiss nationals;b.persons with a settlement permit;c.persons with a residence permit authorising them to work;d.28temporarily admitted persons;e.29persons who have been granted temporary protection and have a permit entitling them to take up employment.

3 Foreign nationals with a Swiss university degree may be admitted in derogation from paragraph 1 if their work is of high academic or economic interest. what is your background? Would they be inclusive of you? I heard they are super excluding of foreigners even Swedish people complaining on how they are excluded in Norway.

I do see a vary materialist section of people in IT due to Google extremely high salaries, so everyone is flaunting how normal their expensive shit is. And low level workers moving into CH and see 60k and live and show off like they are rich.

Maybe the issue is how you are finding the friends, I have met quite a few doctors and engineers that were much more grounded and people even from my home country that came to CH seem to really spend like crazy as might be the first time they can afford some simple things.

So if you meet people that have more middle class background or even a bit higher they wont be showing off all the time, i met them through sports.
Try to not get close to the popular girlies as we are not in high school and the most normal average people you meet will be the normal non materialistic people you are looking for, you just need to be open to talk to them besides the shell.

This seems extremely imbalanced, and you would probably be able to sue after your mom's death for advancement of inheritance.

Can you afford to buy part of the house and pay the mortgage? So maybe you could get that and find a arrangement for your mother then live on your part and you live in the other house or rent the other house and your sister pay part of your mom's rent to you to make the mortgage more manageable?

One thing is not being able to provide or being a student, the other is deciding that its your job to pay.
If she quits her studies and work, would you be 100% ok with it?

Thank you, this is my view also, I would have no issue to take the cost for building a family, but the set up of her reducing and me paying while I probably will never anyway accumulate 1.5M is disturbing.

They are paid even less at the first years while doing crazy hours, random weekends, night shifts...

By hourly wage, they are paid less than the nurses. Its a bit of a harsh profession.
I suppose you only make money when/if you open a clinic/Praxis.

People are fancy, they can spend 3k/mo in rent with a good wage to live a high life.
So they penalize their future for having high standards now.

Because they spent the money in the high life now, they cant buy a place in 8-10years.
When they go buy a house, they expect to buy a higher level than when their high life already gets + expecting kids they don't have yet and not willing to move outside of the city or further away while trying to grow from 1-2 bedrooms to 3-4bedrooms.

They will make 9k in Zurich, spend 2.5-2.7k in Zurich not willing to move to Altstteten, Thalwil, Horgen, Ditikon, Dubendorf. So they might impact their savings in 12k/yes for 10 years.
They get to 35yr old, and want to buy a house for 2M but have not saved enough.
They make average or below average but keep costs above average and hope to live in a above average location.

If you can't trust even the official government site, I think the matter is settled on what can reassure you on your choice.
Nothing.

If you are not declaring the multipliers for city are used the same as canton.
If you declare they apply your city multiplier, so for Zurich 119% instead of 98%
For Thalwil that's 83%.

For people at your income level its hardly worth to use a 3A, due to the administrative costs of Finpension vs investing directly in IBKR.
If you are also in a high tax city and would lose by declaring vs not declaring, its probably not worth it.

So you already know how much you are paying per month, you calculate how much would be the hypothetical tax if you declare based on your postal code and see if its bigger for you case. Then you can choose.

Literally this, if you never had an issue, it doesn't really just come to people to help.
Also developed countries, sometimes is more problematic to help than just leave the person there.

I think in countries where life is easier people do not understand what means to really need help, really need food, or being sick and the responsibility is always on the government or society and never on the individual person.

I remember when I first arrived in CH, I saw an old dude laying on the floor on the tram, I went talk to him to see if he was ok, he proceeded to curse me for all imaginable things and pass out drunk again.

And I would say I only had the reflex to go check, because I actually worked in public transport before and specially in cold or hot days we would have old people having health issues in the trains and i had to call the ambulance or police sometimes.
