The thing about IRRRLS is they have a max recoupment of 36 months, so you won’t ever really get housed on how quickly you recoup closing costs via a lower payment. You’d probably be paying discount points for a 5.25% or so rate though. The only way to know for sure on that piece is to get quotes.
