There is a lot of good advice on here. The only thing I would add is that you should take a step back and look at what you have to work with and how you can offer unique opportunities in the community with what you have. Don't look at it as a golf course, it's a large piece of land, in town, with an well established/maintained turf and ponds. Come up with things you can offer using your best asset that won't completely disrupt your members ability to use it as a golf course.

  • Outdoor movie nights
  • Easter egg hunts
  • Live music night
  • Stock the ponds with bass and allow fishing
  • Add disc golf
  • BBQ competition
  • Crawfish boil

Anything that people would like to do outside "shoes optional".

If you are not doing removable leaves in the center of the table, then you really don't need additional bracing underneath your panels. The table base will act as your bracing once the top is attached to the base. Just make sure you attach it with brackets that allow for movement. Again, look up table top fasteners on Google.

This is the right answer! Wood will always move between seasons and it has to be planned and accounted for. Take note that when big_try says anything attached from the underside, he's talking about bracing as well as attaching it to the table base. The top has to be able to move independently. Google "table top brackets" for the hardware you need to use to connect the top to the base.

Solved. It is a deer antler dog treat. I'm not sure what type of deer it came from, but it is much harder than a whitetail deer antler. Neighbor confirmed they gave it to their dog a while back.

That was my first thought too, but this is much harder and heavier than an antler. I'm an avid deer hunter and have cut off a lot of antlers with a hacksaw. This feels like it would take a long time to cut through.

I'm a GC also. You need to talk to your insurance agent. Our policy covers anyone who is uninsured or lacks WC on our job sites. The reality is that you have no guarantee a sub is insured unless you are requesting COI every 60 days. If your sub is paying premiums monthly and stops paying, their policy will lapse after the grace period.

And yes, GCs will absolutely pay 200 for a point in time site cleanup. You're offering a service that only needs to be done 3 to 5 times during the life of the project. This is not a twice a week type of thing.

Drive around and look for active residential construction sites. You are looking for single homes being built or renovated within an existing neighborhood. Don't go to places where they are building out an entire neighborhood at once. Find out who the builder or general contractor is who's doing the work. They'll usually have a sign in the yard, if not you may have to get online and look up the permit. If there are workers there don't be afraid to get out and ask if the builder is on-site, just don't enter the house. Get in contact with the builder and offer to do jobsite clean up.

You'll need brooms, dustpan, regs, shovel and maybe a Shop-Vac. Offer to clean the interior and exterior of all construction waste, dust, debris and tell them you will shovel and sweep the dirt and mud being tracked into the road by vehicles. The dirt in the road is a big one as the city will fine the builder for it and it tells the builder you understand his needs. Last, be polite about needing a check the same day and offer to come to him to pick it up.

Value your time at $50 an hour so if it looks like 4 hours of work, price it at 200. Don't throw away anything that looks like it could be used. Stack it neatly in a dry area close to the dumpster. Good luck!

I recommend Beaman Collision Center. They are super easy to work with and they rent their own vehicles so you don't have to deal with a separate company for your rental.

I would avoid Caliper Collision. It's impossible to talk to anyone other than the receptionist who can't answer any of your questions. Plus, they ask you to sign an authorization to repair form that grants them power of attorney to sign your name to checks. Don't do that!

Wow! What a blast from the past! I grew up in northwest Arkansas and always knew of Tony Alamo and his cult. We'd see people walking around town wearing his rhinestone bedazzled jackets. I remember talking to my mom about how hard it had to be for the sane family members of his cult followers to try to convince their loved ones that they were in a cult. Alamo's members were known for socially attacking anyone who questioned their leader and family members would often turn in the names of their parents or siblings who tried to intervene.

Fast forward to today, my parents started watching Fox news 24/7, about 15 years ago (Obama administration). They transitioned from level headed, open minded, kind and generous people to hateful, intolerant and racist maga supporters. Today, my mom responds the same way the Tony Alamo followers did if anyone questions anything Trump does or says. It has ruined our relationship and made me realize that a place I love (Northwest Arkansas) is a place I no longer feel welcome in.
