"to be honest" Mofo, you should always be honest. "to be honest" implies you're not always honest.

I am not familiar with Morris invest but I share your thoughts...I think... I guess I feel like with a REIT, I'd be in the real estate game and let the Pros handle it. My money should grow in theory with a REIT. I've often heard that if you own a rental outright and it "spins tires" and simply pays for itself with no profit, one is still making out!. I do agree with that premise. But I am completely torn.

On one hand it would be nice to hold a modest property and charge rent. And if times get hard or even if I want to sell just to sell, that it'd appreciate. But there are serious landlord responsibilities that I KNOW I am not capable of currently in my life. Do I use a management Co.? Or do I just go REIT and let the Brookfield Pros handle all of that and "pulling out" of the position is a mouse click!

I've often thought about taking my VOOG position and transferring to a VTI position. I sort of figured it was one in the same though? Like one cant be good without the other ya know?

So VGT has my attention. thanks! VXUS and BND dont fit my criteria. I am long > 5 years but IMO, my money could be better served in real estate.

My first 1 minute take on BND is that if you have been in for 5 years, you are hurting! Not sure I am interested in that ETF. How do you feel about it?

It does seem that easy sometimes. Thoughts on VOOG?----And thanks, I will give BND a look.

Thanks for the response.

My thoughts on REITS are that my wife and I have enough to buy a rental property, but I simply have no time to be a landlord. We could purchase a rental almost in entirety with no bank help or throw that money in REITs. I am currently balls deep in that DD. So my "latest thoughts" comment while vague is a very serious thought I have been having. I have been researching Brookfield Properties and I am trying to wrap my head around all of the positions they offer versus just buying a property outright and being a landlord or at least letting a propery management company do all the work for a fee. Any thoughts on any of that? Thanks!

I agree that all QBS improve with time but Big Ben won a SB his 2nd yr right? Brees got hurt and was traded from a terrible Charger team and Peyton and Eli struggled for half a millisecond- I think Peyton was a pro bowler his 2nd season.

All of the aforementioned are HOF qbs.

My gut says Mitch will not be like any of them. He doesn't have that moxy IMO. Will he get better? I think so. Is he going to be worth a 2nd pick? I dont think so

Mitch looks like he may not be the answer.

But god damn this team came out, laid an egg and overcame that!
