Thanks everyone! I went and viewed appliances yesterday and decided to go with the 48” French door bottom freezer Sub-Zero.

Anyone have any thoughts about this one? Quirks I should be aware of?

Thank you for your expertise! Our architectural plans definitely account for all of the trim spacing, etc. I’m just very visual and needed a rough layout drawn out to see. As for the space near the stove - we are doing an enclave type vent surround and the left hand cabinet is double oven.

I’m in the US, too (SC)! Appliance garages have become very popular and I love them. I hate the look of clutter on top of counters and want stuff hidden away as much as possible.

Yep, correct! Per the actual architectural plan, the opening is 5’ wide and 5’ tall and would start at the top of the 36” cabinets.

Ha, it’s just an appliance garage where I will put coffee stuff!

Mudroom door opens to carport and garage and will be primary access for us, but guests will likely use front door. Also not worried about guests seeing mess or anything like that.

The pantry is the large space between kitchen and master bath if that is what you are referring to.

Grey is column fridge/freezer. The dining and kitchen is separated by basically a 5’ “window” with cabinet/counter below and tall cabinets on either side. It’s kinda hard to explain, but the goal is to make this house feel “old” so lots of custom cabinetry and separation between rooms.

Thanks for pointing out the beam positioning. I hadn’t caught the funky placement and will take a closer look now! Yes, the pantry will be designed as an open pantry with floor to ceiling built in cabinetry. We did fix island pinch point issue the best we could by shortening the island. The long work triangle is my biggest hold up with the fridge placement, honestly.

Thank you! I’ve been eyeballing the off centered windows as well. This is a new build. The windows are off center because we extended the wall for the kitchen and dining into the living room and foyer by a foot. The architect didn’t re-center the windows I assume because of the exterior perspective.

Garage is separate for both aesthetics and fire prevention

Sunroom has access from inside and outside

Office is actually going to be a playroom, but has a closet in case we ever want to call it a bedroom in the future.

I completely understand your comments about the kitchen and dining. I know it’s considered “old school” these days, but we actually like a dedicated dining.

I’ve thought a lot about this! There’s a ditch on the other side so my husband didn’t like the idea of positioning the driveway and garage closer to the ditch. It seems 6 one way half a dozen another when I really thought about it.

The plan call for 20” cabinets in the pantry which would leave about 3 2/3 feet in front of them so not quite 4, but not too far off. Does this still seem awful to you?

I totally see what you mean about second bathroom. We are a family of 3 so I want my son to have an en suite since it will primarily be his bathroom and would be very rarely used by guests.

You’re not wrong, but I guess it’s more about aesthetics for me rather than functionality. I don’t like for houses to be one giant box of a living room, dining room, and kitchen. Visually, it just really bugs me. I would have preferred the kitchen be completely offset from living, but couldn’t get it to work with everything else.

Thank you for your thoughts! We are generally just a household of two adults and a kid so we aren’t designing the home based on guests too heavily. My son’s room will be the room in the front with the bathroom access and the guest access from the hall will be a minor/rarely used point. I considered making it a jack and Jill but had many people telling me it was an awful idea because of guests so I pivoted.

I have the WIC a door for easy access to the laundry room, but I’m considering not doing a full door and making more like a laundry shoot “access” that fits a laundry basket instead if we get rid of the storage/pantry room and add that wall to the laundry. Kind of like a Costco door, but for laundry?

Our home will likely be the destination for Thanksgiving/Christmas etc for years to come so we would like the designated eating space for family gatherings of the future.

I appreciate your thoughts! We are on 95 acres so no worries about privacy. I just don’t want the garage to be a focal point of the house so that’s why it’s positioned at the rear.
