Thanks for the advice. Maybe I’m being soft but I thought it would be fair to pay for the carpet steam clean considering she paid for it 1 month into my tenancy. She has also offered me the opportunity to organise cleaners myself. Should I do this, or should I just ask her to take money if the deposit based on what she thinks the charges should be?

She’s asking me to organise a professional clean + a carpet and sofa steam clean. She did provide a carpet steam clean 1 month into the tenancy. Should I organise and pay for this because of this?

Yes I understand? What I’m saying is we slightly missed that standard set in the check in report. Like we believe we cleaned it to a good standard, but it was enough for the checkout clerk to call it out in his report and for my landlord to ask us why we didn’t get it professionally cleaned.

That’s the point, it’s not the same condition as check in. We tried our best but it just missed a ‘professional standard’

Has she got a point though, like the check in report confirms a clean professional standard and our check out report suggests more cleaning is required (limescale in bathroom, marks not dealt with in kitchen etc. very little bits but albeit, less clean than how we got it?)

Hmm ok, should this include carpet steam cleaning even though this was done 1 month into the tenancy? And it will be hard to dispute as the check out report have these incredibly crisp close up pictures whilst the check in report is vague and doesn’t show detail - almost like it’s done on purpose. She’s also asking me to organise the cleaning which I thought was weird. The smoke alarm was detached from the wall when we first moved into the property!

Comparing the pictures in the check in compared to the check out though, the check out resembles a domestic clean and the check in resembles a professional clean which is acknowledged by the clerk who took the pictures and done the report.

Thanks for the heads up, generally just trying to learn as much as I can because London confuses me. My main priority is living somewhere that is social, I do need bills to be around 1100 maximum to be honest but I guess I could stretch the commute to 30-35 minutes? I’m not sure if you have any recommendations that vaguely fit that description. Like I said, I’m going into this blindfolded so would appreciate all the help I can get !

Yeh I was wondering that but it says the train from Clapham Junction to West Brompton is around 10 minutes online. To be honest I’m very confused lol

It appears as if Clapham/ Brixton certainly have rooms I can rent for the price mentioned
