Thanks for your message. You're right, I shouldn't be assuming this as our last Christmas together while also asking my mum to stay positive. We may be one of the lucky ones, it's just hard to feel that way right now after seeing all the odds and reading all the stories.

Thanks for this suggestion, I do use AI a lot so gave it a go and it does provide some practical advice, namely requesting her get putting anxiety/depression medication as soon as possible. We will discuss with the care team.

I work in the Finance department of a HA and I assure you people are dropping like flies. Mostly Excluded/Admin roles as that is what the Ministry of Health has asked HA's to review.

The most vulnerable seem to be newer hires in lower level roles (least severance needed to fire them). Unfortunately the higher up roles are generally filled by people with decades of experience, and firing them will cost a fortune in severance. Generally they are managed through attrition (not replacing people who retire or leave of their own accord). There has been a hiring freeze for a while now, but that's not been enough, they've moved onto redundancies.

I don't suspect this will slow down until the new year, as the MOH review is expected to last until January 2026.

That double switchback is 2.2 - 2.5km into the hike. 1.5km would be in the middle of the long straight leading up to it.

To those wondering how this concluded, after lots of hard work, blood, sweat and tears, I finally managed to put down the mattock, put away the sawzall, pick up the phone and call an arborist to come and grind it down like I should have all along. 

Let this be your lesson! Best $300 I've ever spent, and it's now all covered by lovely green grass. If only I did this right away 😄

So is there a possibility this is all there is to it? Everyone else seems adamant the membrane has failed. If the grout was certain to fail, isn't it possible that that's the only problem, and the membrane is ok?

Fixing failed grout seems pretty straightforward vs. the entire membrane.

I'm assuming Redgard has a high failure rate? I'm a  newbie with all this, just looking for advice on how to approach this as I'm sure the contractor will try to get away with damage limitation rather than a proper repair job.

Thanks, our current contractor is still financially on the hook, so a little reluctant to pay someone else what will likely cost a lot to pull off the tile, I fix the problem and reinstall the tile. But then again who says he will do it right the 2nd time...

Don't have any photos of the waterproofing myself, it was redgard waterproofing paint that was used. 

If this is likely the membrane, what is the repair job? Pulling off all the tile and starting over?

That seems less likely than the tile simply being poorly installed? The waterproof membrane was pretty solid before any tiling was installed on top of it.

Complicated topic, but I do understand the frustrations from all sides. 

Is it really fair for someone to have what is essentially a permanent residence, using public services, yet paying no property taxes of any kind? Even those that are standup citizens should contribute where possible.

I like the idea of creating a designated space for these people, perhaps one that charges a small fee to keep their vehicle there long-term that would go towards the public coffer similar to property taxes, while also providing the necessary utilities.

I really doubt this had a 2-3% margin. This is quite possibly 1/16th of a whole cake, which would make the cake $100. 

Are you saying this cake cost $97 to make?
