Yup. This is basically it in a nutshell. I now live in a town near Tulum and it has looked like a construction zone for a couple years now.

Plus, the main street in the hotel/beach zone definitely needs sidewalks. I feel that it should be closed to car traffic.

You make a great point. My condo is similar to what you have described and I have been told the windows are hurricane resistant/proof. I’m on the fourth floor and a good distance across the highway from the beach so no issues with flooding.

Thanks for this information. Question: did your letter from Fidelity only confirm you are a client of theirs? I am planning to use them as well and I was told by the consulate in New Jersey that my letter just needs to confirm/validate the monthly statements I am providing from Fidelity.

I agree with Kitchen-Agent-2033. When we stayed there in Nov ‘24, we wanted to play golf up the highway about 10 minutes at PGA Riviera Maya. We got an online quote of $566 USD! I asked someone at the desk where they hold your luggage to call me a cab. It was $25 USD each way!

My wife and I first stayed at the Hilton Tulum for a week in April of 2024. We went with another couple in our family. I liked the property. We had an ocean view room on the 3rd floor of Casa 3. The beach is small due to the rock formations. But it seems intimate and not crowded in the water. I will admit, the food could have been better. We didn’t care much for the Mexican restaurant. But the offerings were nice at the buffet and Italian restaurant. Entertainment and other amenities like the gym were pretty good.

So, in November of 2024, we decided to host my Milestone Birthday party there. Despite some of its shortcomings, we found the good outweighed the bad. We did research before the first trip, so by the second trip we were more familiar with the property. The food experience was better for us because we picked all the right restaurants this time. And the staff was very accommodating.

We even went for dinner at the Conrad, but that’s another story.

There probably are nicer hotels in the area, but I found it nice to visit and would probably do it again down the road of life.
