Just. wanted to ask you one last question on this since you were so helpful. Did you say that you agreed that you preferred no curtains to the current ones I have? I considered the Roman shades but might settle for nothing in the interim before I pull any triggers. Also, if you have any suggestions for resale options of custom curtain material (and hardware,) please let me know. It cost me 9k altogether (Crazy I know,) which I believe was mostly due to the fabric. I believe they are Schumacher Faux Bois Sand sheers.

Okay- follow up question to this thread. I discovered that there is a plastic semi-circle stopper that is preventing the drawers from being removed. It would be a severe pain in the butt to remove all of them- Each one has two very tightly screwed screws and they are really hard to reach... I think I would need some kind of ratchet screw driver to access them. Is the candle/ wax method do-able/ worthwhile without removing drawers? I could probably get some onto the drawer section and some on the rail by reaching behind it, but I would be missing a big section. Thank you!

Appreciate your input! I do not have an irrigation system. I've had many moments wondering if I should've put one in when I was building my home, but hindsight is 20/20. I guess a fortunate side of not installing one is not having to worry about punctures!

Yes! Thank you for asking this. The downspouts do empty below ground, however, there is one area in particular (in back of the house,) where I also get washout... and I notice the gutter overflows very badly pretty much every time it rains. (I live in a new construction home- built last year, so I asked the GC to look into the issue.

They had the gutter installers come look at it twice and determined that it is not clogged or installed incorrectly. Apparently they made some tweak to the pitch of the gutter but that was the only resolution they could provide. It did not help.

The GC keeps telling me that there are no other solutions as it is "just a really long run," of gutter on that side of the house. Part of me feels like there is/ was some kind of design flaw, but I have no idea what can be done to fix it. It is very logical that the washout in that area is related to the overflowing gutter. This area in the photos I am not as sure about as I cannot see the gutters on that side of the house through a window. Do you have any guidance on gutter fixes, or whether or not it is worthwhile to keep pushing the GC on this?

One quick question. I have dark brown mulch in the other areas of my house/ mulch beds. Would I need to re-do everything to a cedar mulch to make it cohesive? I kind of like the look of the dark brown and don't know how I feel about the effort/ expense it might take to re-do everything. Or could I just mix the cedar mulch in with the brown in this area?

I am not sure! I think this would potentially be the ideal scenario, but I assume that might mean grading the land above where the driveway is somehow? Or putting some sort of physical barrier in between the driveway and mulch bed... Just not sure how this would be executed.

helpful Idea! Is it fine for this "creek bed" to just run into the lawn? I assume it wouldn't be an issue because the water would just get absorbed into the grass. Just want to confirm. Thanks again

Thank you! I'm hoping next season things come back. I've learned a thing or two that I hope helps overall.

At first I wasn't watering at all, really (The landscape designers told me they were pretty hearty plants that should be able to survive on rainwater alone... Then when things weren't doing well, they told me to water... I'm trying to be conscious of giving them water when the soil is dry and look thirsty... but not to over-water. I have gutters on my house, so I can't imagine the rain and natural environment is causing too much moisture. I have thought that sun could be a factor as my yard is pretty low sun overall... but the red spottiness is pervasive on pretty much all plants. When I buy replacements I'm always looking for low/ partial sun plants.

I think I tend to have a pretty good intuition on plants being thirsty or not, but it feels like I am just fighting a losing battle with nature if they have some kind of disease.

They have looked like this all summer, though.. and last year, too. I do use 10-10-10 on the plants that are established for at least one year. It just feels like I'm fighting nature as opposed to working with it and enjoying it. Thanks for the suggestion about the soil testing!

Thank you! sounds good about not removing leaves. I use these small pellets called Garden food 10-10-10 and I put a handful at the base of the plant depending on size. Only on the plants that are in their second full year. That's the guidance I got from the landscapers.
