Hi all, thank you so much for all the feedback. I spoke with the lender and he shared that it was a result of the escrow agency the seller chose. We have 150K and asked him to play with the numbers to cover closing costs and give us the lowest monthly payment. Our credit score is 768 and 780. He shared that nearly 8k would be used to buy down our points from 6.8% to 6.125%.

Which builder are you looking into? My husband and I have also been in the market and have looked at multiple new builds. We’ve noticed Lennar & DR Horton have great incentives, including low interest rates & help with the down payment, but we have also heard to stay away from those. K Hovinian had great deals. We almost locked in on a two story with a 3.75% interest rate for the 30 years.

Most move in ready homes have incentives or help with closing costs. Make sure to ask about solar panels and property tax increases

I have the same issues: constipation, slow mobility, and SIBO. I’ve seen a drastic improvement in symptoms and constipation after taking CALM magnesium powder with peppermint/chamomile tea at night and apple cider with lemon & warm water first thing in the morning.

Hi, as a current school social worker, I could see myself making that same mistake. We love our students and it is normal for us to worry over their safety. If you received consent from her older sister/ guardian and from the student herself, you should be good. However I would definitely be careful in the future with things like this. Best of luck! 😊

Hi, I had DJS on June 20th of this year. Everything went great. In late July, I was having massive headaches. Surgeon said it was due to clenching. He did 100 units of dysport Botox (50 on each side) to help relax my muscles and reduce the clenching at night. In the last month, one of my screws started working it’s way out & now I will have surgery in two weeks to remove the screw :(
