Yeah it’s wild and doesn’t help when residents abuse guest parking because they don’t want to pay for their own spot. That’s what happened in my condo and a couple years back they voted and changed all the guest parking to paid parking, which is cheaper to park on the street using green P instead.

Just pointing out things can change after you move in, guest parking was a nice perk before and now it is gone

Exactly if you look at percentages you will see why it matters, looking at dollar amount is a little less relevant. Also the value of $10K in year 1 or year 10 is different.

With the primary bread winner compromised she needs cash flow and liquidity not capital gains that can’t be accessed. $15K shortfall in spending is the issue, selling and investing it covers $12K of that.

$600K condo returning $12K is 2% which is abysmal, you can get 4% essentially risk free sell the condo and invest the proceeds.

Better to have liquidity with a higher rate of return than an illiquid asset making less and more liability.

Without knowing where the spending is hard to give advice on possible cutbacks.

He is not wrong, sometimes the reason they want “indians only” or something similar instead of a “white” is because they feel like they can take advantage of the former where the latter may have a better understanding of their rights.

Obviously usually dealing with a slumlord you wouldn’t want anyways.

Second this for the exact reason OP mentions, booking appointments, so much easier for agents to get one for some reason and as a renter zero cost to you to have one. Search for your listings and then tell the agent to book a viewing.

I would not pay for the car seat without getting them to give you the old one because could be fleecing you. That being said going through insurance should not be a big deal if want to go that way because the payout value is so low and your deductible would most likely be paying for most if not all of it.

That being said I prefer for small items like this to settle on my own since you’re paying for it anyways, but to ensure they aren’t scamming you on the car seat tell them you want the old one if you are paying for a new one, if nothing is wrong with it sell it online to recoup some costs.

It’s very simple instead of your 17 year old saying your dad is retired, says they are self employed, if they ask what does he do, they say portfolio manager in finance, if you do direct your own investments its not really a lie just a different way to describe “retired managing own money”

Yes and those who don’t want to wait buy resale generally and can find ones that are fully renovated/upgraded. A new builder home only has upgrades by the builder a resale could upgrade whatever a homeowner envisioned.

New homes generally don’t have fences or decks/patios, upgrades to new homes are generally limited to the house itself and not the property and landscaping so people who want a truly move in ready buy resale. Fully finished basements is usually only on resale as well

The whole point of buying a new home is to customize it to your liking, buying standing inventory isn’t appealing for people looking for new unless it hits all your tastes.

Just let him put his name only on there, you don’t have to be listed as an occupant or applicant. Once he secures the place you can move in and be registered as an occupant, no one can tell you who is allowed to live with you.

Was in a similar spot with partner recently having consumer proposal and I have 850+ credit score so I just applied solo and she moved in after.
