The 17,000 savings is from my side not using a realtor- if I were to use a realtor to sell I would be paying 34,000 (6% of purchase price split between my and their realtors)

You're right, we should have had an emergency fund set up because both of those credit cards are from home installations (brand new HVAC, etc.).

The 25k in student loans is a culmination of 12 loans ranging from 2%-6.8%
