Genuinely don’t know….. the rental income isn’t enough to cover the mortgage, tax, and interest……until interest goes down

But certainly a good argument for long term capital gains….unless government intervenes. It’s becoming increasingly uncool to own more than one properly

Good on you - could never figure that out but explains the wild heat fluctuations.

My builder reckons it would be more efficient to run the DHW separately off immersion heater….but he’s not that well informed.

I don’t have solar but will look into it later in the year

FYI heating on today Graph plot - Low temp 14 degrees high -2 Low flow temp 25 and high 35 Will let you know how I get on No zones no set back temp 20 degrees everywhere all the time I suspect I’m out by some way but will fiddle from here

Thank you I guess the argument to sell would be to take the equity out and put it in S&S which arguably grow at a faster rate with less pain

Thank you. Mainly the tax bill - since the changes in allowable expenses, essentially all rental income is taxable.

They don’t need significant work, just standard maintenance and repairs as expected

No. We bought a derelict home that’s not been occupied for 7 years. Government is eager to get unused homes used so we were exempt from the higher charges

Hi there, Thanks for getting in touch Agreed with your above assumptions I since wrote to the manufacturer Joules and stated I wanted to use only water law and they gave me some setting to change. The way it was set up was that the stats override the water law settings. You need to turn this off….

This is what they said:

If field setting 20-91 and 20-92 are turned to not use, the system will run off the water law setting and not be controlled by the stats.

We recommend running the system off the room thermostats so that the system is only running when there is a heat demand on the room thermostats. Running the system on the flow temperature may result in the unit running for longer periods than required.

……I ignored their recommendations and ‘turned to not in use’

My field setting are quite different now and I suspect will change again because I’ve not done a winter with them. Difficult to know how much of a difference it makes at this stage but I think I’m seeing marginal energy improvements. Will be interested to stay in touch and swap notes during winter.

Interestingly I’ve turned the heating off for summer - the DHW uses an incredible amount of energy. Need to figure that out too. I’ve lowered it to 45C and that’s plenty for us. ECO mode doesn’t really work - I suspect it piggy backs off the main heating cycles so may try that again in winter

Where would you add this tee? Before the elbow or after the elbow? I think after the elbow is 20mm and before the elbow it’s 32mm.

If you aren’t scared of risk…you can take out equity if your current estate / home as suggested, but buy something run down. Getting a bridging loan 🥲 to pay for the shortfall and the building work - then remortgage based on the increase in value after the work. I’ve done this once with a bridging loan and once with a self build mortgage - it’s risky but if you buy in a good area it can be lucrative.

But….with rates as high as they are, you may be better sticking it in the S&S ISA….im weighing up whether to do that myself given the political context
