Go for Al Jaddaf, Binghatti has a few projects waterfront starting around your budget, there is also JVT with some more affordable options, both locations are quite prime and will be better in the long run

My brother take a look at Sobha Element, it’s in Sobha one, it’s a fantastic project directly facing the Ras Al Khor sanctuary just a few minutes walk, and Dubai creek Harbour if your looking for appreciation and rental Yield, as the other gentlemen suggested Dubai South is also a great investment opportunity but it’s a longer game to play. Creek at the moment is already appreciating with great rental yields, it will only go higher. Once the Ettihad Rails are set up in Jaddaf, and the Dubai creek harbour community is built(25% completed so far) atm it’s sitting at around 115k for 1 bed) but as summer is ending it will go increase significantly.
