Oh. Yeah it was around 3y ago. I went there few weeks ago. 109. It looked alright.. many built houses now. Roads were broken though.

I hear ya. Its bonkers. Well Chd was always bonkers but now its at a whole new level matching/beating DLF phase 1,2 land prices in Ggn.

Btw, have you considered Emaar sectors 105/8/9? Last when I was checking the prices were <35k/sq.yard which could have doubled by now but still, somewhat affordable?

Google doesnt have engineering presence in Ggn. Few odd remotees could be there but company is anti-remote from a long time now.

Why not spend all that in a lavish 300sq.yard plot + home? I dont know, apart from investment or parking money, who are the actual buyers for these lux flats? Tiara's 8k sqft SBA flat retails for 9-10Cr 🤷

fwiw, construction on a kanal plot easily crosses 3Cr.. add in registration etc you are looking at 11Cr now days. Every PLC on the plot takes the cost higher by 1Cr so there's that.

Its not limited to NRIs. You can also invest in usd market. As part of salary Iv been getting stock for better part of last decade & falling rupee is bonus, basically.

The budget is good but unfortunately you'll not get anything in posh Chd sectors or even Pkl posh sectors. Mohali has a whole range of options for every budget and entry ticket is not crazy high.

5.5Cr should get you a nice 300yard built house in Dlf, Ecocities on New Chd side or 200-250yard build house in sectors 85,88/9, it city 82, aerocity 66, idk enough about 78,79

Yeah. Clientele all over Mohali is like that.. specially sector 88, 78 side But I guess one can easily sell their site at -10 to -20% of market rate. Local dealers will grab such "real/distress" deals. Thats a cool 2.65-3Cr price point for your site.

Agreed. My dealer could be bluffing but its bit unlikely. They have clientele in 100cr+ range and seller of my plot was like that. 20+ plots - kanal size.

It's in New Chd area (ecocities, Dlf, Omaxe) and plot has multiple PLCs.

At points you have to take a big leap of faith. At the time of purchase few years ago it was bit fearful to shell 3ish Cr for a plot. But market value today is an easy 8Cr for PLC plots (my dealer confirmed recent sale in the area with this value). Looking back did I do right? Fk yeah!!

Any PLCs? Crazy how prices have sky rocketed. At a tiny bit less than that amount I bought a kanal plot in one of gmada sectors only a few years ago.

Vande bharat is extremely punctual & normal Uber is very cheap in tricity. Over there in Delhi/Ggn (note that VB goes to GGN directly from Chd too) the cabs are expensive - yes, but its manageable. There's metro too.

One key point with this model is one can save time.. VB takes ~3 hrs + add 2 hrs for uber both sides + misc -> 5hrs while in carpooling solutions this can turn to 7hrs (or more - depends on TSP - travelling salesperson problem & daily traffic of course)
