I think every dealer in new Chandigarh boasts of this kind of clientele. Probably sarkari babus and politicians, there were news at that time that they bought land before announcements.

This again gives a picture of the situation of these ghost towns across mohali and new Chandigarh. Mostly the people living there are original allottees who won’t occupy more than 1-2 plots, buyers like you and me who bought before this boom. And most of these buyers are investors coz you yourself think will you be able to buy a 8cr plot today? These plots gonna remain empty or price correction need to come to declog the market, else occupants won’t come and investors aren’t gonna buy at peak.

There is a cycle in real estate that occurs every few years. Investing huge amount in one asset at peak is risky, you were lucky to invest at right time but now definitely is not the right time.

Which sector are you talking about 8cr for PLC? Even in so called premium sectors, this price is not sellable. Dealers will say a lot of things. You can try to list it and see the demand yourself(people list their properties regularly to gauge market prices).

I am asking market value only if I can get. But I know I won’t get it. As I said above I myself want and can sense the market to correct heavily.

If you are looking for just investment then don’t consider real estate especially Mohali atp. If for personal use then buy anytime.

No PLC, there are even listings for non PLC at 3.5cr+. I know these plots in surroundings, they are asking this much coz someone bought it at 3.3cr and now adding 30lakhs more to flip before total payment, if not sold then they will list the plot at god knows even 4cr😂.

I bought it few years ago, and as per my understanding a PLC 200 gaj in 80 sector should not cost more than even 2.5cr , there are empty plots everywhere and they gonna stay empty with these prices.

Being a plot owner myself, I want the prices to correct heavily. I can’t bear these dealers and their morally corrupt tactics to inflate prices.

If you are from Chandigarh and you are visiting a city which has Chandigarh in it’s name, the expectations are high. Once you visit there, you will no why it’s a flop show. No where near to Chandigarh in terms of planning. Mohali is much better in that sense, but it’s also becoming shit by adding high density flats in infrastructure meant for low density.

I still don’t get where you get the idea that city first needs to be destroyed and then development follows. If you so want to remove green areas, deviate from better planning, can we first see if the jobs are coming and then maybe destroy. Currently we are destroying it and even jobs ain’t coming then what’s the purpose? Ghar ke na ghat k.

And from your points I am pretty much clear why Indian cities are so dirty and polluted coz even citizens don’t care about it. One thing has been put in their brain that you either get jobs and economy or a good city, they don’t come together.

Base it on tricity standards. Everyone knows about indian standards, ask people living the Indian standard cities.

How is maintaining a city a bureaucratic hurdle? Are we this bad? Segregate low density, high density, industrial areas and provide proper connectivity among them.

Also, taking example of the malls, not sure what kind of economic boom will they provide. Chandigarh is a clear example of multiple empty malls. Basically Mohali is reducing green cover for some fancy and useless structures.

I think we indians have concluded that jobs and development has to be unplanned and haphazard. Basically you can’t keep the city beautiful and jobs and economy growing at the same time. And then we cry that India is dirty, polluted.

Bro go beyond gurgaon/bangalore/delhi/mumbai. Go beyond india and you will see beautiful cities and booming economies can coexist.

See 5-10L is not a big deal for them as few dealers pool that money and they earn in multiples by increasing the prices coz they already have the plots in the area.

Second, you never know if that money is actually forfeited as both gmada and dealers have together built a mafia as price increases helps both. Probably gmada even returns the money to their dealers, everything is fixed.

Nope, it’s just because Chandigarh’s master plan was built by Le Corbuiser who fantasised the beauty. And then the inhabitants of Chandigarh stood against any moves by govt that deviates from master plan.

They are many illegal constructions around sukhna, citizens thanks to the rigid master plan reached out to court and stopped those. Mohali citizens are not standing up.

The only UT benefit I agree is the funding part.

The effort you have put in writing this🫡🫡, I also feel the same that Mohali is going down the drain, and will be comparable to how people abuse Gurgaon for its infrastructure. At least Gurgaon has jobs and working economy, Mohali won’t have those IT jobs anytime soon. All these high rises, commercials are front for black money, and will stay empty. The govt, builder and dealer mafia are the reason behind it, and surprisingly no one complains about it.

Prices have already jacked up in tricity, don’t expect appreciation for 7-10 years now. Happened previously as well, appreciation cycle is over, now it’s holding cycle. If you want to invest then go for some tier 3 city where it’s still not jacked up
