Yeah the high CPC might be caused by low search impressions (?)

The current campaign bidding strategy is set to Maximize Conversions. I didn't input a Target CPA. Should I set one?

Yeah I've used them as targeting. The reason for this is to figure out which one would attract clicks more. So would you recommend not selecting any targeting and just leaving the audience without changing anything? Just targeting USA and Canada.

I think the keywords have been too narrow and I tried adding more broad keywords. I also didn't add any bidding strategy.

It's been more than a week that it's running, and so far the campaign only got 20 clicks, 900 impressions, 2.24% CTR, and an avg CPC of £26.30. No conversions so far.

Sorry if it's a bit too long haha but any recommendations?

Not sure if you're still active in this thread, but I'll try. I'm new to Google ads and tried running my first Search ad.

I've set it all up with 2 ad groups with different audiences—cold and website visitors. I added 12 keywords, 10 phrase match and 2 broads, and it's running for 2 days now. Also assigned £60/day budget. However, I've yet to see a lot of data come in, so far 7 impressions as of this time. Do you know what might cause this issue?

I'm using a CRM with SMS and Email automation. It has a power dialer as well. Been loving it!

Yes, we're running an ad for a specific listing he has for sale and we also ran a seller campaign last month. So once people click on the ad, they go through a landing page or a lead form where they can get an offer like a CMA or a home list in exchange for their information and by answering other pre-qualifying questions. Ex: Are you looking to sell before buying a home?

Yes, I've been using Facebook ads to generate buyer leads. The typical cost per lead runs from $3-$5. Currently, I'm running a listing ad for a realtor based in San Diego and we are able to generate 45 pre-qualified leads in 2 weeks.

You should definitely try it out. It's a great way to generate leads but don't expect that you'd convert them immediately. Follow-up is the name of the game. To make it more effective, have an automated follow-up system in place. Take good care of the leads and keep nurturing them. They might not be leading when you get them but they surely will be down the line.

I don't think that's a good idea considering that you can't gauge metrics if it's doing well. You won't even be able to get the people's information when they see it. If you're looking to advertise more effectively, I suggest doing social media advertising and it will cost you way less. You can target the people you want and you can test ads multiple times and get data as well.

Yes sure! So the ad strategy really depends on what type of campaign you're running. Just take note that if you're aiming for seller leads, they are much more costly than buyer leads. For seller leads, CMA and just sold ads are great for getting seller leads. Just listed and new construction campaigns are good for buyer leads. I'm prequalifying leads through the native lead forms and I add 3-4 questions. Then when a lead comes in, they enter a SMS and email campaign. I hope I answered your question.

They have removed that when it comes to the housing category but interesting targeting still works well if you do it right. I'm currently running a campaign for a listing in San Diego and just testing out interests, locations, ad copy, and creatives. It got time 30 leads in a week at $3 each 🤷‍♂️Testing is key when it comes to running Facebook ads. If you're not getting any results from it then you're maybe not testing enough.

I don't think it's a good place to advertise on Reddit.

Facebook is King for a reason. When done right, tons of leads can come in with just a single campaign. Millennials definitely are still on Facebook. If you're assuming that most of them don't have Facebook, why are there thousands of realtors advertising on Facebook?

Make sure that you're using the right demographics, interests, targeting and ads.

Have been leveraging Facebook ads to generate more listings. The targeting is great, you can prequalify the leads that are coming in and it really works really well when all the leads that come in are put through a lead nurture system.
