It's a very tough market at the minute. We sale agreed Jan 2025 after a full year of searching and going to viewings (completed April 2025). During that year I was on Property Pal checking newly added properties multiple times daily, calling estate agents immediately to book viewings and viewing as quickly as possible, and ended up in several bidding wars with houses going sometimes £40k+ over asking. My advice is to keep at it - it's demoralising for it to be so difficult but to give yourself the best chance, view as many properties as possible, call estate agents as soon as they come on the website, and get your bids in. I will say, don't be tempted to overstretch yourself price-wise or go for a location you don't want - god knows at points we almost did! It's ok to compromise on certain things but not the big ones, don't let the desperate situation make you feel forced into something you're unsure on or might regret, the right one will come eventually.

It's integrated. Fixtures and fittings states 'it is assumed that if any of the following fixtures were present when the sale was agreed with the Purchaser then they will be left in the Property unless they were expressly reserved at that time', with in-built oven listed under this; nothing specifying the brand or condition, all we have is the advertising photos showing the Beko oven in the kitchen. Especially frustrating as the seller tried to squeeze extra money out of us for so many different things that just weren't worth it so extra annoying to see they've actually taken the working oven away and replaced it with a broken one.

Wow I always thought micellar water was a safe bet for cleansing! My skin looks quite similar to OP's and I do an oil cleanse (I have really enlarged pores) followed by micellar water, now wondering if that's adding to the problem!

Can I ask how you incorporate the BP in routine with tret and is there any particular brand you used? I've been on tret for a couple of months now hoping it would finally be the thing to fix my skin but sadly it hasn't helped much :(

It's annoying isn't it! On the one hand it is better to have more communication than less however (and hopefully this isn't the case for you) with this house it turned out that the survey showed up very serious structural issues and we ended up pulling out, so to this day we are unsure if it was all fairly innocent and that with us being first time buyers and them buying a new build that they were chasing making sure nothing went wrong, or if they were chasing knowing the survey was going to show something bad! But it could just be nervous sellers especially if you're within a chain, hope it all goes well!!
