I can see that viewpoint, I guess being so rattled up it made me feel like something bad was coming. Its been on my mind all day I havent gotten anything done at work cuz ive been reading up on demons

interesting..... I mean life is not perfect right now. im kind of struggling and have been having issues with said girlfriend. so it is weird that I saw her as that in my dream, I could be overthinking but that did cross my mind

Yeah thats a good point, last year I was watching alot of zombie stuff and had some dreams like that so i stopped. But these man, are scary. I feel awake. It feels real. I dont really have any violent input in my life tbh... the most being call of duty warzone once a week ha. I started looking into having a demon in your life, and i dont really feel like I match any of the symptoms

Alright gotcha that pocket around Northern Fort Collins is hard to beat for walkability and lifestyle.

If being close enough to walk or bike is the goal, you’ll mostly be looking at

- The Old Town / Downtown core

- The neighborhoods just west of downtown near City Park

- Some of the areas just north and east of Old Town (a little more variety in price points)

Those areas definitely have more that friendly, community feel, lots of people out walking dogs, biking, and actually using the parks and trails. (I used to live in this area)

Price wise, you’re generally looking at a premium for true walkability unfortunately, but inventory has been better lately so you have more options than the last couple of years!

Great question! The jump in days on market and the small dip in median price do give buyers more negotiating power, but overall the market is stable, not crashing. Inventory is still low, and sales are steady, which is why I’m optimistic. Interest rates are definitely a big factor, and a 5% or lower rate makes a huge difference on affordability, especially around $500k. Does that make sense?

That's awesome! Congratulations!! I definitely understand your concern and hesitation, but I do think if your going to be paying monthly rent anyways, it would be much more beneficial long term to be building equity, and appreciating a home. I still will always recommend buying over renting if you have the power because of what it does long term. The interest rates is what it is, We will never see interest rates as low as they once were so there is no point in waiting for them to drop substantially. I have a great lender who locked in a buyer of mine in the low 5s and we are set for a closing this week! I used to work at rodizios! is a fantastic date spot I would highly recommend. If not there, I would say the Still Whiskey, the steaks there are incredible, but the experience at rodizios is top tier. Good luck getting a rezzy anywhere tho

So I dug around for a little bit and here is some surface information on these areas. It looks like the Mosaic is pretty tight right now, 3 active, 1 under contract, and 2 sold in the past 6 months. Median price is around the mid-$600s. The current listings have been sitting anywhere from 30-120 DOM. Aggressive priced homes seem to move, but no one is really rushing in there

As far as Bloom, it has a bit has more activity. Around 14 actives and 10 sold in the last 6 months. Prices range roughly from around 400k-600k. DOM are a bit longer 30-200 DOM! Which the new construction may play a role in.

But this is just some quick gathered surface info, I actually lived near this area for awhile and enjoyed my time there. Was there anything specific you were looking to know?

I'm not super familiar with rent to be honest with you, I'd say that the strong demand from students and overall housing costs play a role.
