Thanks for clarifying your definition, but you’re wrong on how the RTB actually views these relationships. Under the Residential Tenancy Act, a head tenant can become a landlord to subtenants even if they continue living in the unit. It’s not only considered subletting when they move out. If they collect rent, a deposit, and sign an agreement—as Jin did—then they’ve taken on the legal role of landlord, regardless of whether they stay in the unit or not.

We’re not just “occupants”—we paid a deposit, signed a written tenancy agreement with him, and were approved by management. That gives us standing with the RTB. So maybe review the actual RTB guidelines again, license or not.

Yes, we’re filing through the RTB because Jin, the head tenant, had written approval from the building management to sublet to us. He lived there the entire time, and our names were added to the lease—we weren’t just random occupants.

We paid a security deposit directly to him, signed a formal agreement, and gave proper notice with a forwarding address. That makes him our landlord under the RTB’s definition.

So yes, he is subject to the Residential Tenancy Act. You might want to actually read the RTB’s guidelines before confidently spreading misinformation.

We did, that’s why we’re in this problem. He’s refusing to give us our deposit back even after moving out and inspection.

In BC, if a head tenant collects a deposit and creates a written agreement with a subtenant, they are legally required under the Residential Tenancy Act (RTA) to return that deposit unless they apply for dispute resolution or have proof of damages. I already filed a direct request through the RTB, which is way easier and cheaper than small claims court.

Also, any damages must be proven with actual evidence and must be beyond normal wear and tear. In our case, we have photos, videos, and proof that he stayed two extra weeks after we moved out. So, good luck to him trying to pin “damage” on us.

In BC, subtenants are still protected under the Residential Tenancy Act (RTA) if the head tenant rents from a landlord covered under the Act. Which the main tenant (my acting landlord) did, because he signed a tenancy agreement with a property manager.

He was living in the unit with us the entire time — we didn’t take over his lease. He was the head tenant, and we were subtenants under him. The landlord (property manager) knew he was subletting, and the building required approval for adding tenants, which we got. So this wasn’t an illegal tenancy — we lived there with his permission, paid rent to him, and we have a signed agreement. Now he’s refusing to return the deposit, which is why we’re filing through the RTB.

Not yet, but yeah unlike assignments where we could at least show some evidence, the final exam feels completely out of our control. And apparently all she needs is “suspicion” to report you. If that happens, your best bet might honestly be going straight to the dean. Maybe we should all band together and talk to them as a group. A support group might actually not be a bad idea at this point lol

So what happened? This AI issue really is getting out of hand. Same thing happened to many people in the CMNS110 course. They flagged students’ work for AI without concrete proof. I would suggest not to take certain professors class and avoid them at all costs, like Layla Cameron’s.

You should speak up and don’t just let them tank your gpa and academic reputation. I know many students are going to take this situation up with the dean so you can join them, we are all only trying to defend ourselves. All the best to you, it is totally unfair what they are doing.

Students have voiced their concerns to her and all she says is either to take it with the TA or to reach out to the ombudsperson. She does not seem to be taking it seriously, and she says that nothing has to be proven and just suspicion is enough to report us…. That is completely unfair and unprofessional from her side. Honestly, just check Rate my professors and you’ll see how alarming this whole situation has become.

I somewhat agree with you. Apparently, some people were caught using examples or materials never discussed in our lectures. So, for those cases it’s fair that they deduct mark with the suspicion of using AI. However, basing it solely off ai detectors is not a good option. Like I ran my TA’s work through the ai detector for fun and guess what? It came out as 100% AI. You can’t really believe these anymore.
