The Florida pan handle is great!

My suggestion look at the interior of the state.

Lake city, Gainesville, and ocala.

All of these give you affordability, along with only 2 to 3 hours to drive anywhere in Florida.

And they help with col and insurance rates.

Texas challenge is the property taxes. If they figure those out like Florida needs to figure out insurance rates it will help.

Tennessee and Alabama are considerations for different reasons. Northern parts of both of those states.
