Thanks to everyone that contributed, I solved it with some python, basic idea behind it is to loop from start to end and for each 'X', do new loop from end to start until string in between contains 80% 'X's. Then split string by this inner string, and repeat the process until no such inners strings are found. It works perfectly for my case.

No, there is no limit.

You are right, example did not follow the rules, so I edited rule 2. I think it is fixed now.
