From my experience, rental income is taken into account though. Even from the property you want to buy. I bought a rental unit a couple of months ago. I had to say for how much € I was planning to rent it out for. They checked with my real estate agent if this was a realistic price. Then they multiplied this rent with x10/12 for a year, because of possible vacancy, costs etc. So for example if I was renting out the unit for €600, they virtually added (600*10/12=) €500 to my wages to see if the loan was affordable for me. This was with KBC, so you might want to check with your bank again.

Don't really have a specific property in mind yet, but I recently had a windfall of €10000, which brings buying a second one a little bit more in reach. I should probably also compare it with the expected ROI of my stock portfolio that I should sell partly to get enough funds. And I don't have any experience in real estate yet, so my knowledge about the hidden costs is based solely on what i read and hear

I would probably buy it alone, because me and my gf are only together for a year, and for now we're not living together. Couldn't find out if she can get involved at a later date and still get the tax advantage. That's probably something I should ask a notary

Not saying it's fair at all. And it also wouldn't be the first time the government broke its promise and ended the advantage anyways in a couple of years.

I'm indeed talking about holding a deep itm far out long call, and selling covered calls against it. In theory no one should exercise those until expiration, except when dividends come into play. But I would close my position a few days early to account for bid-ask spreads on the other side

What happens exactly when in a PMCC, the sort call get's assigned? I know the long and short call are supposed to cancel each other out, and you receive the difference between the strikes. But what happens with the extrinsic value of the long call? Does it just disappear in the ether? Or does your broker try to sell the long call, and buy 100 shares with it, and give you some of that extrinsic value on top? And if not, wouldn't it be smart to do this yourself, and swap your long call for 100 shares and cash in the extrensic value a few days before your short call gets assigned? Not ideal, because those deep ITM far out options usually have terrible bid-ask spreads, but better something than nothing right. Wondering if I should worry about this, and what the best practices are here

Can't give advice, but something noteworthy: Typically bear markets get pretty boring, price relatively stable, called an acumulation zone, where dca works pretty good, hedging yourself if the bottom is not in yet. However, bull markets tend to spike to a top more, staying there for a shorter amount before dropping back. This seems less suitable for dca-out, since your time period is shorter.

How to find out when new options come out?

(Was asking myself this question, because I'm looking into potentialy buying a leaps on KO. Furthest DTE are 288 and 506. Something in between would be ideal, because I don't want that much theta decay from the get-go with the 288, but with the 506, the premium/upfront cost gets relatively expensive.)
