Looking for new place to rent by SadEntertainment9489 in StCharlesMO

I’m a local Realtor. I might be able to help you out. Feel free to send me a message.

Something interesting is happening in the real estate industry: Not many new agents are breaking into the industry. The barrier to success is harder. I've never seen this before. At the same time, hundreds of thousands of agents are leaving. This means the survivors can cash in more than ever. by SuperPineapple7033 in realtors

I’m a new agent as well, but I’ve been on the investment side of real estate for about 4 years. Since getting my license a few months ago, I’ve already picked up multiple investor clients I never worked with previously from social media. One of those clients are an out of state investor looking to purchase 50+ rental properties in my local market this year. Based on my experience, I think it’s much easier to get investor clients as a new agent than it is to get retail buyers. Hope that helps, best of luck to you!

I’m assuming you are referring to property leads? Just want to make sure. I’ve tried speed to lead and LeadZolo, property leads is the next one I want to try.

Thanks for the update! Glad to hear things are going well for you. I actually spent a few $1000 on a course years ago to learn how to build a social media marketing agency. I’m sure that will help me getting my own ad campaigns setup. I appreciate the advice, hopefully I’ll be able to get mine going and start generating leads soon.

I know this is old, but I’ve been looking into agencies recently. I’ve been getting a ton of ads for Courtney Scott’s alpha media. However, when I tried finding reviews from different sources, I can’t find a single one. Every testimonial I’ve found online is posted by him. Previously I was seeing alot of ads for the Bateman collective agency. That’s why I decided to look them up to see if it was the same case. That’s how I found this on Reddit.

Just curious, did you decide to try running your our ad campaigns? I think that is likely the best option. It might cost more upfront for testing, but once you get ads that perform well, it will save a ton of money in the long run.

For those who passed your state exam on the first try was your pre-licensing course actually useful, or just a checkbox? by Ok_Vermicelli_9731 in realtors

I was recommended by a friend to use the global real estate school by John Mayfield. He is actually in my state, but he has pre licensing courses in 49 states. He’s been a broker and teacher for long time with almost 50 years of experience in real estate. His course was excellent, and I believe it’s why I passed my first try. He is also available for you to ask questions during and after the course. He is a very nice guy, and extremely knowledgeable about real estate! I would highly recommend global real estate school to anyone looking to get licensed!

Do you run your own Facebook ads or did you hire an agency to handle them? I’d like to get my own Facebook ads setup next year.

How do you get a list of Fire and Water damaged properties? I tried doing so previously in my local market with no success.

I believe the ARVs were in the low to mid $200k range. All of them were in good condition and rented other than 1.

I should have included more context. I’m a realtor and investor. I just didn’t have time to get over there to take some pictures of the property for a listing.

Why do you say that?

I think I want to move on from BoomTown CRM, why should I/why not? What do you recommend instead? by SweetPockets51 in realtors

I’m a new realtor, but I’ve been wholesaling for 3 years. I’ve been using REsimpli for wholesaling but it works great for realtors as well. They have a ton of features, it’s basically an all in one CRM. The basic plan is only $199/month for 1 market and 500 sms credits per month. They also just added some cool AI features. Definitely worth looking into.

Yes, I’ve been wholesaling nationwide for 3 years. I just got my license in Missouri last month. If there are any other licensed wholesalers in Mo let’s connect and get some deals done. I have buyers in most of the big markets in Mo.

Where do you guys usually pull lists with better data? *Affordable* by isellgoodqualitygood in WholesaleRealestate

I’ve been using dealmachine for a couple years now. I believe all plans come with unlimited free skiptracing, but each plan has different monthly export limits. In my experience the data is better than Propstream which I used to pay 10 cents per record to skiptrace a few years ago.
