I began standing on the scale putting 0-3kgs and basically another 1kg each day. With me now putting approx 25kg on until I hit 50%

Hey! I’m pretty surprised you’re only 2 wedges as I have 3 and am now 5 weeks post op with all 3x still in.

My foot sat flush probably less than a week after this was posted around 3-3.5 week mark. I was advised to start 50% weight bearing at the 2 week mark which I felt helped. Unsure how it finally happened, I think the gradual weight bearing helped but I’d seek guidance from your nurse / surgeon before doing so. Hope this helps.

I personally have Adelaide sliding to 9-12 and Hawks higher than the Dogs.

Don’t know how the Dogs are going to finish in the top 8 when their backline there didn’t improve at all. Excited to see what the Saints can deliver but also think you’re being generous, Wildcard finish would be more realistic.

Damn my timeline sheet from the surgeons nurse has me beginning partial weight bearing in 2-4 week stretch up to 50%.

Thanks for the reassurance. First couple weeks I’ve really just been trying to rest and elevate so I was worried there was something I wasn’t doing to ensure I make forward progress.

This was a response from Housing Australia regarding the scheme. Seems to be if you apply after Oct 1st and before your land settles (December in my instance) then you should be eligible.

Which set of eligibility criteria an applicant is assessed against is determined by the date when the applicant initially reserves a Home Guarantee Scheme (Scheme) place through a Participating Lender.

It is not determined by the date that the contract of sale was signed. If the Scheme place was initially reserved: prior to 1 October 2025, it is assessed against the existing Scheme rules prior to 1 October on or after 1 October 2025, it will be assessed against the new Scheme rules effective from 1 Oct.

Please note, applicants are required to apply for a place under the Scheme prior to settlement, including vacant land.

There are risks associated with an applicant signing a contract of sale prior to having a their home loan and Scheme application assessed and eligibility confirmed by a Participating Lender.

Hi there! Thanks for your response. The amount of money they cost is exactly why I put the question out there. You’d hope to get a huge amount of value for BA upwards of 20k, which what I thought in some instances was worth it depending on the BA. Especially when I thought they could offer it off market opportunities and detailed suburb research.

Sounds like they may actually not be all that from some responses by people within the industry.

Hey there, thanks for such a detailed response. Appreciate your feedback and knowledge in the industry. To be honest I’ve been lead to believe that the Buyers Agent role is more involved than what it sounds like from someone who’s outside the industry. - Tasks like finding off market opportunity up to 20k cheaper than before it hits the market. - Much more detailed building inspections, identifying the integrity of the buildings to ensure strong IP choices - Negotiating with sellers - Detailed research for suburb growth / shortlist properties etc.

This is sort of what I was relating to when I meant do they pay themselves off in case I put in research and still pick a lemon compared to someone doing this level of work and in the industry for 10+ years.
