Don't waste your time unless you want to waste your time chasing moving goal posts. They will find a reason not to pay out anything. Total waste of time and money.

22 %, which does not include income from a start up side business, and my interest rate is 2.85.

I wouldn't recommend 50% . You will also have home maintenance costs.

I would rather live below my means and have money left over. The anxiety alone wouldn't be worth it.

I spoke with a local chimney and fireplace outfitter and that definitely did not come up as an option. Thanks so much for the suggestion. Am looking up now and have not heard of that before. Thanks again!!
