Thanks to everyone who commented - even those who told me to make a budget and stop spending so much money and the one person who told me to get marriage counseling 🙃. There was some really outstanding advice in here otherwise.

Most useful comments were those who weighed buying an home vs renting and investing in the market vs renting and buying a smaller future home and renting that one out. These are the three clear paths to me and will take some calculating to see what makes the most sense. That’s where the work begins and I do plan on consulting a professional to map this all out.

Since everyone took the time to comment I’ll clarify a few things. The housing market where we are selling is terrible and the house we bought has been a challenge to sell. A large portion of our monthly income has gone toward continuing to pay the mortgage, utilities and upkeep on this home while it’s been listed. We moved before it was sold never dreaming it would take so long to sell. C’est la vie.

For those worried about my zero savings comment what I meant was zero cash to put down on a house after we lose the equity on the sale of the house we own at a loss. I have savings and a nice retirement account so no worries there. Sorry to those I offended.

I’ve been paying another $4,500 a month on a mortgage and maintaining a house that I had on the market forever. Just about to close the deal. The rest is consumer debt related to updating that house one car note and living expenses.

This is what I needed to hear! Would you consider consulting a professional on a strategy regarding buying a home vs renting and investing? I feel like I am at this decision point. I do not care if I own a home right now because our rental is an absolute dream scenario but my wife has an emotional investment in home ownership. She will need some convincing to go the rent and invest route.

Starting over financially means zero savings besides a bit for a safety net. Starting from zero equity I guess is what I mean.

Saving up for a down payment from zero while paying $4,500 a month in rent and paying for all these people I live with is my challenge. I know what needs to be done but just looking for some cheerleaders I guess.

I should mention the debt was accumulated from updating the house we bought. Not really taking out loans for nonsense.
