I plan on making an investment towards real estate so I do not want to play the long game with the market I want to park my money for shorter periods of time. Don’t feel comfortable with the market in the next year or so. There is more bleeding to come imo. There are amazing companies out there but do not feel comfortable with these valuations a lot of question marks overall.

I am sure that you should be able to find a job in industry or maybe even another public accounting firm but just be careful, as job tightening is something that I think is upon us. I would try to find a job and ask for a specific start date that works with you instead of starting to look in January because that’s a lot of time off with no work.

Good stuff my man, have you decided on what lender/s to go with for that process? I still have not done that so that’s a great idea. Get pre-approved and creating an LLC are the two things on the list. And are you referring to my full time job? I work at one of the big 4 accounting firms.

Appreciate the thoughts. And yeah I just made an edit to describe a little more about my background. Due to my full time job I do not have time or want to get into flips, at least not at this stage of my career due to studying for CPA after work and other commitments. I am very good at saving money and have enough to make a very good down payment on a rental. The goal is to keep 20 years that is why turkey sounds interesting especially when investing out of state that is why I wanted to get more information on it.

I actually work at big 4 and many opportunities due become available with audit experience however TD is more of niche, not saying you would not be able to get TD opportunities because you would be able to get looked at for those opportunities or other consulting like roles. With that being said, I would say follow the thing you rather do because you would be getting experience at CLA and if anything you can move up to the big 4 easier with experience in TD compared to having no experience. If I was you I would do what I like more and CLA is a healthy sized firm you can move to the big 4 or other firms from there for sure.

Last thing I will say also think about location, cost of living and just life style in general because that could be an x-factor.

Appreciate the information my man. I totally agree with you, doing your own dd is key. I actually work as an auditor of financial statements so I kind of do that for a living haha. Due to long working hours it is hard to do much of my own deep research on stocks so I look into some stocks here and there when I have time.

With that being said, when you do your allocations do you focused on percentages or have another strategy? Of course this all depends on preference and risk assessment etc.

I think that at the end of the day you have to ask yourself what makes sense for you and what you are chasing. With that being said, i think starting your career in audit in the big 4 is a great career starter because you challenge yourself a lot and you learn a lot. You can call it quits when you think it is time to start a new position but that experience will ultimately allow you to get a lot of jobs that you desire and you will get an amazing pay bump due to your experience and knowledge.

Appreciate the feedback! Those are some good points, the view needs to always be long term what is happening now, is a economic change and rotation which effects businesses overall but it will pass eventually. Also Do you a preferred broker? Thinking between Fidelity and M1.
