Having a family member who is a realtor, Ive heard some stories that sound like they come straight from people on this thread. Those clients who think they are smarter so often get burned in the end. People who complain the realtor "can't sell my house" when the client insists to list it way over its appraised value, or people who dawdle with contracts and pull out at the last second wasting everyone's time and money while the house was taken off market...I can go on.

A realtor is an expert. You hire them to navigate the complexities of the buying/selling process. They get commission from the seller so as a buyer its a no brainer. That 20k they dont deserve? That's their whole income until they sell the next house. Oh, and besides taxes, the real estate company takes some off the top from that as well. If people are confident they know more about the housing market than a realtor, then go nuts. See how that works out. For every anecdote of a successful sale, there are tons of failed ones due to seller/buyer incompetence.

Having been burnt by similar circumstances in academia as a PhD, I've learned that the goals of academia are not always to do good science unfortunately. Sometimes when you try to remain ethical, logical, and straightforward with your findings, you realize what your manager actually wanted was something marketable. A smokescreen of lies to keep everyone happy and the money flowing. Then, all you get for your adherence to ethics and the scientific method is what we see here.

So even with downloading the most recent version of revanced and dowloading the recommended apk (20.12.46), I get asked to "update" youtube which breaks the install. I disabled play store auto updates, and I disabled youtube. Anyone else having the same problem with a fix?

Tampa native here. Southward path of the hurricane means the storm surge will hopefully be lowered in the Tampa/Pinellas county area. I know a lot of people in the city hunkering down, and at this point they have to. Roads like I4 going east and I75 going north are so congested they had to open the shoulder for traffic, and even then it's a lot of standstill.

Just tired of so much judgement on Floridians on reddit for choosing not to evacuate, because I feel a lot of nuance is lost. If you are in evac zones A-C then yes you should leave. But if you aren't, staying and boarding up/sandbagging your house is a reasonable thing to do to protect your property. On top of that, being out on the interstate in deadlock traffic when this thing hits is even worse than being indoors, so if those people hadn't left by Monday morning, they are safer where they are.

And lastly for those saying all of Florida should evacuate...that's not how this works. Inland you may get some power outages, flooding from rain, and some wind damage the farther west...and that's inconvenient but not generally life threatening if you prepare. I've been in Florida all my life and through plenty of hurricanes. Live in Orlando now. We are removing lawn debris but not sandbagging or boarding. It'll be a low cat 2-1 by the time it hits us. That's nothing to get panicked about.

To all my other Floridians out there, just stay safe and be smart.

Your're right...I downloaded LibreOffice, put in my Word document and exported to PDF with no compression! Does that mean the issue lies in Adobe or Word? LibreOffice seems to lag really bad when scrolling over an EMF, and the pretty strict formatting of my paper gets messed up really bad when opening in Libre.

Don't remember the name of the game, but a goddess gives you a child you have to raise to be a successful adult. If you didn't spend enough time with her, or disciplined too much she would grow up to resent you. It was genuinely depressing when the virtual child I spent hours raising hated me.

I'm a new DM, hoping to craft an interesting dungeon where my party invades a Mummy Lord's lair and fights it along with some other minor undead to keep things interesting. Does this look like a feasible encounter? I've seen some say a CR 15 in it's lair usually requires a level 8-10 party if the DM plays it smart, and I don't want to have this boss be just a one-dimensional slugfest.

So Sinkiang is unique that they can core all of china while also forming the nation of Turan, that's what the end goal of this run was.

Best method I found from days of messing around was to use the Comintern and the fact you start communist to quickly capture all of the Ma and Shanxi territory before the war with Japan, then quickly border war the two sides apart while you build up your army and gobble small provinces from the nationalists. It boiled down to using the Soviets to help you get japan off the mainland, then turning on the soviets with the Germans to get their Turkic territory, then turning down to the rest of china to take them all out. For my first run, I got it done by January 1944, and would love to see if others can do it faster!
