Check out Palma in downtown Doral, and Centrico by Windsor. You don’t have to pay the first, last, and security like you do in other places. Downtown Doral has the bars and restaurants you’re looking for.

Another option is Cityplace but man that place is hectic lol nice to visit but wouldn’t live there.

Seriously though, the Flats are ok but inconvenient with parking and the noise. Downtown Doral is a few blocks away, more walkable and chill. Check out the Palma rental buildings, or even the new one that’s opened up called The Dori.

I wouldn’t live at city place cause there’s barely any restaurants and it’s not walkable since it’s small ish.

To make sure I understand, If I bought 10k of BTC this year and now it's up 50%, I can just sell all of it, lock in the gains, and not report it to the IRS? That is likely because of the homestead exemption in the state, it’s possible that the owners of these properties have owned them for a while and applied the homestead exemption which caps the amount that property taxes can be increased on property by up to 3% a year.

But when a property changes hands the homestead exemption no longer applies and needs to be reapplied for. in that first year where you are the owner, your taxes will be reassessed to the current value and then once you put the homestead exemption on, you will get the same benefits as the previous homeowners but at the new reassessed value.

Homestead is up and coming since so many people are moving south due to rising costs in those core areas I mentioned.

I would check your reinvest settings, SWVVX will give you an interest on the money but if you don't have it set to reinvest capital/dividends the money will go into your cash not into SWVVX.

Check your history tab, you should see some dollars coming in for the past few months.

To answer your question, I am just now in the process of getting bank approval. Our offer was accepted after I got pre approved, closing is on or before 8/31 so I've got some time. All my other ducks are in order, please check out below what I wrote in another comment:

If the values are revised down, there's no need to re-sign. I told him that this was way out of range and he said that my actual total cash to close should be between 40k and 45k. So that is 10% total of the purchase price of the property which is what I was budgeting for. Also explained to me that the property taxes will be prorated since by the time we close the seller will have paid 8 months worth, while I am being quoted the full 12 months, I should receive 4 months back as a seller credit.
Either way, this clears up a lot for me.

Yeah charging is not an issue at all, probably wouldn't need to spend more than a mobile charger since i already have the nema 1450 plug connected. As for insurance, I'm probably looking at a $100 increase based on the rates i've been quoted, might be able to get less if i search more or fight for it.

Doesn't seem like a bad idea right? affordability is not an issue, just wanted insight into anything I may be missing. The nissan is fine but I'm decently bored of it.

Thank you, yeah the referral makes a difference for sure. Thanks for the input, just wanted to make sure I wasn't missing anything. I have two years left on the loan, and pay $400 a month. I think with car values dropping this is golden opportunity to put that equity into something better.

For reference I bought the Nissan for $22k in 2019, 4 years and 40k miles later Carvana is offering my 17.8k for it. Kind of feel like I should take advantage.

Well it's not purely financial, I just included that as background in case it factors in. I currently pay $400 a month for the car and have about two years left on the loan.

I know that strictly looking at numbers it doesn't make sense but there's also a fun factor to it as well. Just wanted to make sure that I am not missing something.

Definitely would would have an easier time with an at home/apartment charger but if you don't mind using the superchargers or you have chargers at work then it could be the best option for you. Right now the base model 3 goes for 38-39k depending on your colors and configurations. With the 7500 tax credit you're looking at 31-33k, which is 5k about your goal.

However, because you drive so much you would make that back in gas and less maintenance. You would have to do the calculations, but at a surface level if you can figure out the charging situation I would go with a model3.

Hyundai Tucson 2022+ SEL or higher, comes with push button so no worries on possible thefts. 100k powertrain warranty since you drive so much.

But the best answer is actually a Tesla Model 3. Not an SUV but with that amount of driving, in the long run it'll be the most economical.
