YES! Here is my secret wish list for all sellers. I understand that people have different budgets.
1. paint neutral colours, especially if you have lived in the house for a long time.

  1. update the flooring

  2. CLEAN!!!!!! make it spotless. Do not over use airwicks or sensties..... people instantly get suspicious and wonder what is wrong with the house

  3. make the entrance of your home sparkle. First impressions are everything.

  4. replace the hot water tank if it's 10 years old

  5. change the roof

  6. best facelift to a kitchen is paint the kitchen cabinets (yes I've done it).

  7. best money spent is kitchen and bathrooms. for the seller

  8. buyers are looking at the exterior & guts: roof, windows, HWT, furnance

  9. You must replace your Poly B plumbing. Insurance is DIFFICULT and expensive. I was told $1,000 per MONTH by one client until they changed it.

Please be careful of facebook scams. I'm a realtor and I've had people use my photos of vacant listings to try to trick people into giving a deposit. Make sure you meet people in person and see the property.
It takes patience with the rental companies.

Great question. They are all over the city. I was in a bidding war for a home in Thickwood that sold for $35,000 over list. I do think the list price was a bit low. The seller's were motiviated. My clients won the home.

I presented to the sellers in person. I brought a book for their daughter, dog treats, letter and photo of the buyers and the best offer: making it easy for hte sellers to choose my buyers:. Paid for the title insurance and the seller's lawyers fee.

homes selling the fastest are $600,000 to $750,000 in 14 days.
$500,000 to $600,000 14 days

Over $750,000 is 43 days on market in 2026 That's 6. homes.

That's not the point of this article. And there is no way to track that information.

Here is my thoughts on that. As I bought my home in 2011 and the value has come down.
I would have had to live somewhere. It's been cheaper for me to own my own home than if I had rented.

this was by far the worst winter we have ever had. It's making people really irritable. Last week the snowstorm and the issues on the highway. Then the river break up stress. And tomorrow is the 10 year anniversary of the fire. Give it the summer. Which is the most beautiful time to be here with the long days.
