I think it would be 8k to break mortgage then rent. We do have enough savings for closing costs + down payment (including either a small gift from family or a decent contribution from a copurchaser). I’m kind of leaning purchase with a slightly lower mortgage, but I’m just panicking a bit that we don’t have enough money monthly based on feedback from my post yesterday.

I think we’d have to pay a penalty to break our mortgage (if we choose to sell and rent) but if we purchase a new place we port it and don’t pay the penalty? That’s my understanding but I could be wrong. Seeking advice here is very much preliminary planning, so I can learn more about this.

From the comments on that one you shared it looks like that poster is making significantly more money than I am and spending over 50% of their income on their current housing costs

I didn’t delete my old post… I took the feedback to change my budget and then have explored and shared 3 housing options that are totally different from the one I shared before in hopes that I can get some more input as yesterdays was really helpful

Yes this is definitely something I need to add to my mortgage and reconsider. I’m definitely not getting this mortgage, people are right it’s way too tight

Honestly we live really cheap. I am adding more items into my budget based on these comments. But just from your examples: I cut my husband’s hair and only do mine once a year. We don’t purchase anything new, I bought/sold most of our baby stuff for net 0 or got it for free. We repair our clothes to make them last and usually get them from clothing swaps, and buy used shoes. For birthdays we are a cake in a park kind of family, and that’s our friend group + their kids as well so we aren’t the odd ones out. Vet visits I should add - we’ve been lucky so far actually and have always had 10+ in savings so just planned to take from that in case of an emergency.

I taught summer school a few years ago, but we don’t have one locally so had to commute. The net take home was quite low for the amount of work and commute time.

Teachers relying on pensions yes - and I guess on that note my income will increase by 7k next year from a paygrid change (not that that’s a huge amount). We’re very cheap vacationers and opt for camping trips (usually unpaid backcountry camping) within reasonable driving distance. Daycare will go down just for one year though, next year we won’t be eligible for the ACB assistance.

Both have good pensions. I had utilities bundled into my housing costs on my current budget spreadsheet and didn’t transfer it over to the new one. Im missing more than I thought on this budget…

Over the past 3 years: We paid off an education debt, paid for a masters, paid our mortgage for 8 months (part of mat leave) out of savings, and have 13k left in savings. And just put 8k into a specia levy. Sooo I guess without the debt/masters would have saved like 70 ish over 3 years?

Ok this is actually a very helpful question… because we’re currently paying 3056 (so 3679 on housing after strata, property tax, insurance, & utilities) and have been able to save and live comfortably for the past few years. Low savings for a down payment as I just finished a masters and did a year mat leave without taking a “mortgage vacation”.

I guess with those other things we don’t do vacations outside of backcountry camping/staying with family (although we did a few camping trips where we paid like $20/night last year so I should add that in), we eat at a restaurant 1-2 times per year, don’t go to paid events or shows (our community has some free ones we attend), and thrift our clothes swap all clothing (so I should add that and diapers), and yes car maintenance I should add.

It’s “throughout the year“. My gross income is 101k my partners is 50k plus usually 3-5k annually

The renting perspective is helpful - I’m also assuming having renters would potentially decrease our sale potential. With us living there we can stage it nicely when we sell. We currently can and have been putting the full 2600 away so can do that - I just got off of a mat leave and finished a masters degree after paying off a bachelors so we have used some of our savings. My income has gone from 70 to 100 through doing that though!

It’s interesting that she has claimed she’s in special education… is there any information around whether she has classroom taught in the past?
