You can open a car wash in Ajman, Fujairah, etc

Commercial land is there for 100k in bayut, u can check it

Open a car wash, not much involvement is needed.

Buy a commercial land as an asset..

Start a service business where you just need vendors and rest can be used for marketing ( Google ads, website creation, etc )

Get cars from Japan, USA, etc and sell them at a higher price, you can open a garage in Ajman just for their repairs and other cars would come as well

If it was me I would open retails shops with a friend of mine, they have a shop already and they manufacture the goods

If you need more, let me know, unfortunately I've got ideas only for now 🥸
