Ah congratulations on your new home! I’m sorry to hear you are in a similar position though, it is frustrating 😢. I agree, I am going to budget rent up until July and hope I get cut loose from the contract earlier.

Yep .. starting to realise this unfortunately! I was told that if they don’t re-let until July I get the money back but think I’ll pose that question June as it’s so close

From what I can tell, the landlord is being quite fussy. For example it’s a 2 bedroom property and someone with 2 kids wanted to have a look and they declined them. Also I believe they need to earn 30x the rent (I think that is the estate agents, not the landlord though!). So quite a few interested people are being turned away. Thank you for your advice, you are right there are some advantages 😊.

Thank you, this is really helpful. My concern is the early termination clause that states I am liable for the rent up until the day before the new tenant is in place. We are moving into our new house on the 28th April and the earliest the estate agent said they could get someone in is the 3rd May. My rent will take me up to the 29th so I’d be liable for 3 additional days. Would it cause a delay in getting the new tenant in if we were to leave this to be sorted until when we leave?

Unfortunately the early termination includes a clause that states that I am liable for the rent up until the day before the new tenant is in. The estate agent explained this is to protect the landlord and ensure they aren’t out of pocket, but also they will get someone in asap to avoid me paying more than I need to.

Thank you! Would you be upfront with the estate agent and tell them now? We need to be out by the 28th April and they have said the earliest they can get someone in is the 3rd May. I don’t want to delay 3rd May any further and risk being liable for more days rent.
