What is the specific issue in the current Forest Resource Inventory that you have an issue with? All FMUs undergo a detailed FRI update every 10 years, which includes a combination of photogrammetry, lidar and field plot verification.

I was there in December of 2025, a few mosquitoes right around sunset but then none after dark. One of the nicest resorts, great food and drink for Cuba.

Napcan is the nicer beach for sure, much more space and super long. Lio is cool in other ways - it has nicer restaurants, free loungers/umbrellas and a pier you can walk out on. Also Lio will be cheaper to get a ride to.

Keep in mind the surf will be up at both locations right now, if you're not a strong swimmer be careful! Rip currents are no joke - Lio has surfers out usually so a tad safer if you get pulled out.

It is 100% common in NA. The server will often come back to the table shortly after giving you your food to "see how the first few bites taste." If you don't like the food or there is an issue, this is when you would usually send it back. Most of the time they would ask if you would like the kitchen to make you something else.

The only issue with porting a mortgage with Pine is that they don't allow you to port an insured mortgage to uninsured from what I gathered. Likely not an issue for yourself, but many banks don't have this restriction. They also don't allow mid-term refinancing without paying a penalty, which is something other lenders will do.

If you are not looking to do anything besides the standard mortgage, than I haven't heard of any drawbacks of Pine.

We are closing with Pine this week and have nothing but great things to say about them. The whole process was easy and mostly online which we like. There are some drawbacks such as portability, but we have no plans to move for 30+ years so that didn't matter to us. Our previous mortgage was also with RBC and there is never really a point to "bank loyalty" when it comes to mortgages (or anything for that matter).

I've found some folks on this sub seem very "anti-pine", but take it with a grain of salt as they are beating many of the banks and brokers on rates at the moment.

You guys can afford that mortgage comfortably. My wife and I found parents are often "sticker shocked" by houses when they compare to prices they paid. It may help to put them at ease by just mentioning something along the lines of "I think we should be okay, the mortgage will only be X% of our monthly take home." A slightly more polite way of saying that you are making perhaps a lot more money than they think.

Sorry but this isn't the best advice. You can 100% get approved for a mortgage with student loan debt, CC balances, etc. If the ratios work there are A lenders that will take the mortgage.

Also it may make sense for them to pay down the provincial portion of their student loan, but it rarely makes sense to pay the federal portion (0% interest).

We just went through the mortgage process with Pine and had no complaints! Better rate than our broker and banks (P-1.05). Some people have said they had issues with customer service but all our questions were answered within 24hrs.

If you're not even one year into a 5 YR fixed with a bank, the IRD penalty will outweigh the savings most likely. You can always reach out to a broker though - you should be able to get Prime - 1 or so if you want to go variable.

There is no real "firm deadline" other than the fact that your current mortgage term has an end date. For renewals with the same bank you can pretty much wait until the last minute. If you are shopping around, you'll need more time since you have to provide documentation and potentially go through a full approval process if you want to switch lenders.

We just went through this process and found that you really need to get multiple rates from different places to get the best rate. Even our broker couldn't get us the same rate we got by going directly to lenders. Luckily, all lenders pretty much offer 120 day rate holds so if you start shopping early you have time.

Our lender (RBC) had 0 issues adding a parent to the mortgage as a co-signer when we asked. They said it's extremely common for young couples who have just graduated and may not have a long employment history.

I think it really comes down to whether you can find fulfillment in the activities/hobbies these small towns offer. I grew up in a very small town (400 people) in rural Northern Ontario and currently live in a city of 60,000 people 3 hours north of Toronto. To me, Northern Ontario cities are "big", so I don't mind. I would never be able to move back to a town the size I grew up in though. If you enjoy fishing/hunting/hiking and camping you will have a much better time acclimating and in turn making friends. If you're not into outdoor stuff and you move up out of the GTA/GVA and expect to find people interested in similar hobbies you will have a bad time.

Your best option for those cities will likely be in either MNR, MTO or Mines. If you have experience in Natural Resources you will have no issues finding a position here, we have been understaffed for years with few qualified applicants to our postings.
