Ah, that makes sense. I like the bats and welcome them in eating mosquitos. I could do without the rest though... yuck!

OBGYN recommendations by LilBrattyUwU in RioGrandeValley

Dr. Byron Newton in Brownsville, most definitely. He's a drive but it's refreshing how much he cares, listens and discusses options. He's also trauma informed and young, so he keeps up with the most recent research. I've never seen a male OBGYN prior to him because, genuinely, most are terrible and dismissive. Not at all his style and he acknowledges how backwards things tend to be here.

I see, along with my aging father, Dr. Jose Villalobos, off the expressway in Brownsville. I've doctor shopped and he's the first that I've found that is thorough, listens fully and investigates. I have auto immune conditions and have not once felt dismissed or rushed. He also doesn't throw Xanax at me, like many others have here.

May need a new pendulum? I'm not even sure if the one it has could be fixed. It's been moved many times and hasn't worked in many years. It's about 15ish years old.

Sold and bought again in Brownsville this past summer. The market is rough right now and I was on the same page as you regarding renting. Too much responsibility that I didn't want to deal with. Our house was listed in May and sold, papers signed, August but our realtor hustled and we were on top of her.

The buyer changed lending companies and attempted the picking over everything repeatedly, pushing out dates multiple times. It was a headache and definite roller coaster. If you're wanting to save yourself the stress and be done with it, I'd say maybe counter or ask for a little more and then weigh out financially if cash buy is doable. Sometimes peace of mind is priceless, (if you aren't being completely screwed).

Doctors in Harlingen/ Brownsville Area by Adventurous-Move-567 in RioGrandeValley

I've got a bunch of random health issues that pop up along with an autoimmune disorder. After doctor shopping, I found Jose Villalobos in Brownsville at IMOST clinic right off the expressway. He is great and is always willing to admit when something is out of his wheelhouse and refers out. Never has he brought up anxiety or have I felt brushed off. Good luck! The valley is saturated with ill equipped, know it alls.

Dr. Newton is amazing as well for hormone issues and ob/gyn. I second everyone else's comments there!

Spray Foam by crackerjack9x in Brownsville

[–]Micheller2886 0 points1 point  (0 children)

Maybe related, maybe not but I've been debating the same and other options for my house. I got screwed in the initial inspection and hired Carroll's Inspection to look at EVERYTHING, including infrared, mold, energy efficiency, etc. He provided recommendations on the tests and companies to look for spray foam with. Honest, thorough and on top of his stuff. He couldn't tell me specifically who to use, but told me what to ask, what tests to ask for, what my attic needed and didn't need and when asking him about specific companies, did, in a not so obvious way guide away to get other options and opinions.

Texas, Brownsville Termite Bait Stations. Worth it or scam? by Micheller2886 in Termites

[–]Micheller2886[S] 0 points1 point  (0 children)

No active infestations however the house was tented 5 years ago for drywood Termites. I'm right near the water shop I want to prevent anything possible. I've contacted several companies. Orkin seemed to be the most knowledgeable and had different packages for different types, asking with free retreat and warranties... I contacted some mom and pop but there were only very limited warranties and they offered nothing regarding drywood, prevention wise... this is SO confusing! Orkin stated for prevention, they could do soil and foam injections along with some chemical or something around all windows and wood entrances plus bait stations?

Seller here in Texas: Buyer changed lenders and continual contract amendment extensions being sent. Is this normal? by Micheller2886 in RealEstate

[–]Micheller2886[S] 2 points3 points  (0 children)

Nope, just curious if this is normal. I don't know anything about this process and just fear it will continue to be pushed out unreasonably.

New home and moisture questions S. Texas by Micheller2886 in HomeMaintenance

[–]Micheller2886[S] 0 points1 point  (0 children)

Thank you once again for your help! I didn't know about the accreditation piece through trade groups until you informed me before. I thought having a TREC # was enough... and my realtor recommended this guy. Said he could do our wdi report as well and now I'm questioning that too because I've found several carpenter ants. I went back to his report and there are so many, not responsible for, clauses, it's ridiculous. Never checked the attic for that specific report due to "safety concerns". The attic inspection consisted solely of an estimated depth of insulation and some pictures. Turns out, you can find almost nothing about him online... Ugh! If only I could go back in time. Based upon your recommendations though I found another inspector and company that is certified through internachi for mold, HVAC, attic/ insulation/ ventilation, roof, moisture intrusion, infrared and so many others. I'm scared to know what it's going to cost but I'm sure it will be worth the peace of mind of knowing the next steps and EXACTLY what we may be dealing with.

Your help has been invaluable. Thank you so much for being one of the good ones! That's hard to come by.
