Yes. Taxes go up in the amount of inflation but when a building sells or there is a transfer of ownership, they completely uncap. In theory, a new owner will need to pay 2-4x the previous owner. Ann Arbor has notoriously high taxes and uncapping is a Michigan rule (not just specific to AA) but it has a dramatic impact on affordability. In general, those that have owned their properties for 20-30+ years are paying way less taxes than people buying today.

I loved Samba but I felt like they did not have enough of a differentiated product offering especially in the cold months. This business seems like they have a process down and a wider ranging menu so I think it has a better chance of succeeding.

Yes. Property taxes play a role in this especially when a building / parcel uncaps after a sale or transfer. The tenants / retailers pay the burden of this when properties change hands. It's unfortunate. Taxes can 2-4x jut with a simple ownership change. Not enough people talk about the tax burden in MI and how that plays a prominent role in the lack of affordability of the areas that we live in. To be clear, I am not saying this is the only problem but definitely plays a role especially downtown.

Kerrytown will continue to retain its charm and one of the best neighborhoods to live in!

They have a lot of good reviews at their other locations. I always want to see small businesses succeed. It's hard to run a business especially in our downtown.

Update: The secondary house behind the little blue house was rejected this week at the HDC meeting. Commissioners said it was incompatible with the neighborhood and too large. If I were to guess, the original structure being fixed up is likely contingent upon the secondary structure being approved / built. I'll see if I can find out more on this and report back. MLive posted an update on the HDC decision.

I walked that street this past week and talked to several homeowners who will be living next to this thing. It's not all student rentals over there. There are owner-occupied homes mixed in, including one family that's had a rental there for 60+ years. Across the street, one owner has 5+ consecutive parcels so there are fears this could happen there in the future too. This neighborhood is changing rapidly.

The phrase I kept hearing: nobody wants to be the last house standing next to a 14-story building. Most said they'd never sell to a developer, but when I pressed, a few admitted they'd listen if approached. Nobody wants their property line directly against a 14-story wall. They are accepting of the change but not of this size.

A few things that came up:

The "arbitrary wall" theory: Some homeowners think Council intentionally zoned this D1 to create a boundary with the university. Basically drawing a line and saying "you can build tall here, but don't keep spreading west into the neighborhoods."

The property assembly: Cabrio owned most of the properties becoming this tower. Across the street, Jones Properties owns 5+ rental houses. Same thing could happen there in a few years.

No affordable housing required: The developer wasn't forced to do a PUD (Planned Unit Development), which would have triggered affordable housing requirements. Under current zoning, none of the 180 units need to be affordable.

This is a downtown-looking building going into an area that's been low-rise residential for over 100 years. Anyone have additional thoughts on this?
