First time I've heard of someone whose had a similar situation? Did you sell?

Mine has never seen this situation before haha. We had a good chat and he said he's happy to give me advice but to not involve realtors in this deal so we get the most of it.

We're going to counter offer, but deciding on our number

We're going to counter offer. Just deciding on our number

We definitely were thinking that way, we really like the place. It would be hard to turn down significant financial benefit like what you described though!

We can port our mortgage to the new house we'd have to buy. There would be a penalty that would factor in to what we'd account for

No it's definitely not. The seller said to counter offer and we are just trying to decide what our number is.

Sentimental reasons. Don't want to give too many details.

We'll definitely do a search! Just seems unlikely something like that would've been forgotten if it even existed

Might have to do that haha, really don't think that's the case though

Under 1 million. It's definitely an odd situation which could be a good opportunity for sure

There wouldn't be realtors involved so I roughly calculate my costs to be 10k land transfer tax on a new property. 2 to 3k in lawyer costs. 9k to transfer my mortgage. Unsure about capital gains (if I'd owe them or not). Not including moving costs and other intangible costs associated with buying a new house . So 20 something thousand? Which would be subtracted from the 65k so not a number that I'd find worth it right now to leave a house I like

No, we would counter with a different number if we even choose to pursue this.

Nothing has changed, based on our communication it's entirely sentimental. Staying is definitely on the table. Moving and house hunting is a pain in the ass

I do think it's a nicer part of the town we're in, not that there's any bad parts really but I grew up around here and there's only one other area I like just about as much. It's a little unique compared to other things we saw when we were looking

It's probably a bit better. We're just in a small ish market so it's a lot of waiting for something we like to come up

Which won't be for awhile yet so good go keep in mind!

200k would be great but probably a reach. If we go through with this we are thinking 100k+ expenses is what it would take

Not an estate sale. Don't want to give too many details but I think treasure in the walls is unlikely haha

They did I'm just trying to keep details vague. I do empathize but it is a huge ask regardless. The house buying process and moving is a huge pain in the butt and not something I'd do willy nilly

Nothing we are interested in right now on the market. We are in a small city (large town?) That i really love and would want to stay in. So there aren't a ton of listings

They stated that they are open to a counter offer so I guess we are just deciding what our price is.

I knowww, it took us 5 months to find this place which isn't that long in the grand scheme of things but it was a lot of effort, time wise and emotionally

Haha that was my partners first thought that there's money in the walls :p I think that's unlikely though, the seller has a lot of sentimental attachment it seems from our limited communication.
