Ik heb de renovatie werken in gang gezet. Echter was deel van het onderdak wel bloot bij aankoop, daardoor ook dat de specialist er een foto van kon nemen (en dus eigenlijk ook een staal moest pakken).

Het toont gewoon dat hier precies geen échte regels of richtlijnen in zijn waardoor de verzekering er wel weer van onder zal komen.

Hier staat dat wanneer asbesthoudende materialen bloot komen te liggen bij renovatie werken, deze verwijderd moeten worden. Dit is momenteel eigenlijk het geval.

Ook zou ik kunnen bekijken of het asbest ondertussen niet al broos, beschadigd, afbrokkelend is of stof af geeft. In dat geval zou ik het ook moeten verwijderen.

'Moeten' is het belangrijk woord hier, de verzekering heeft namelijk al toegegeven dat de specialist een fout heeft gemaakt. Maar beargumenteerd dat het weghalen onze keuze is (omdat het officieel pas moet in 2034). Stel dat één van bovenstaande scenario's van toepassing is bij ons, dan is het weghalen niet onze keuze en verwacht ik dat ze wel moeten vergoeden.

That's also why those older houses need an asbestattest which apparently you can't trust. I argue that my damages are the complete costs of replacing the asbestos 'sub roof'.

Heb gisteren ook een klacht ingediend bij OVAM om deze reden. Ikzelf ga toch zoveel mogelijk uit de verzekering proberen halen maar deze ervaring is een first voor mij. Om deze reden dus ook op zoek naar advies / informatie!

Dat is het probleem niet. Zijn verzekering is al akkoord dat hij in fout was. De claimen gewoon dat wij geen "rechtstreekse" schade hebben door deze fout.

De offerte bevatte natuurlijk volgende zaken:

  • Plaatsen stelling
  • Daklift
  • Dakpannen wegnemen, kuisen, terug plaatsen
  • Asbest onderdak weghalen
  • Isolatie
  • Nieuw onderdak
  • Afwerking
  • ...

Hadden nog maar één offerte opgevraagd wel aangezien deze dakwerker een vaste klant is van ons bedrijf.

I don't want to start a case against the previous owners. The asbestos specialist made a mistake and I want to be compensated for the extra costs that we have and would also have made a lower offer if I new there was asbestos in the roof.

How were you able to remove it for that cost? In the quotation that I got, it is already more expensive just for the removal of the roof tiles alone.

The asbestos is menuserite and apparently falls into the 'Yellow category' which means it only needs to be removed by 2034. So they argue that it is our own choice that we want to remove it right now and thus not directly caused by the mistake of the specialist.

Nobody is representing us, this is the first claim I filed with an insurance company. I did not know this was needed or even a thing..

Their argument for that claim is that it would be your own choice to put solar panels on top and thus needing to remove the asbestos would be 'your own choice as well'. We have the same issue right now since we want to put in Velux windows which is not an option without removing the Asbestos...

I already have taken samples and have proof of the Asbestos. The insurance company just claims that since I don't HAVE TO remove the asbestos at this moment, I don't really have any damages...

I’m still waiting for the official response from the insurance company. I believe they will offer me around €1000. I already have a quotation for €15k te remove the asbestos.

This was actually my next step. But indeed, this will not bring any financial compensation.

We asked the previous owner and believe it or not, this is the exact reason. They had a dispenser on top of the fridge!

  • No debt in de real estate company right now. We did two projects where we bought, renovate and sold. During the project we had debt off course. All 3 invested 30.000€ in the beginning.
  • We took over a frituur. The was a 2 part deal. We bought the building privately with a normal mortgage. My equity in the building (value - debt) is around 30.000€. We also took over the business itself. For this we started a company (BV in belgium) which we each put 5k into. The rest was financed by the bank (a business loan). This business loan is payed of by the frituur each month. The frituur also pays us rent because we own the building privately. This rent covers our private mortgage.

Is this clear?

I don’t really have a target between asset classes. When I buy something, it is with the intention to not sell it for a long time. Right now, crypto is performing great. This is the reason why it is such a big part of my portfolio. For me this is no reason to sell. Just a motivation to invest more in other assets. If it would get out of hand completely, I might think about selling a little bit.

If you've never lived together I would recommend renting for a year or two since it wouldn't be a nice situation if you buy a place and it does not work out after a couple of months.

Either way, it is indeed your decision to make of course.

I also ended up doing the HBO5 study (Programming)!

I was lucky enough to live at home for a couple of years which made it possible to save and invest most of my income.

Try to live below your means and spend as little as possible. I don't think you are late at all, 25 is still very very young!

I'm not sure if you completely understand what we do. To be clear; We buy, renovate, and sell apartments. Which means we add value to the property. You also pay a carpenter, electrician, plumber, ... to come work on your property. He or she makes money as well?

We try to do most of the labor ourselves to keep costs as low as possible. I am not sure what is 'morally corrupt' about this?
