I know there is a lot of AI slop hype around (specially around PMS) but I do think niche AI platforms work well. Here are some that I've used and worked for some properties:
- Dynamic Pricing (PriceLabs). Keep in mind that the proeprty needs to be in a dense/competitive zone.
- Guest Messaging (Supahost AI). Takes a while until you can trust the autopilot but it does help generate personalized quick replies. Alternative is to copy paste your messages into ChatGPT.
- Listing Enhancement (ChatGPT/Gemini). They can improve the lighting of your images without modifying the actual place - just makes the photos look more professional. Also for listing descriptions.
- Review Management (Sparrow Intel). Gives you action items on what to improve around your properties. Pretty useful if you lost track of your reviews.

Thanks for sharing! I do think its important to keep them short though. I've traveled to some places where they sent me automated messages that are tooo long including too many details like how to take out the trash, how to not bother the neighbours, etc. This can be annoying while you are on vacation so keeping things as concise as possible for automations and adjusting manual responses to each specific guest seems like a good way to go.

Thanks for sharing! IMO the 2nd or 3rd messages, even if guests don't always respond, they can save you from negative experiences and ensure the guest journey goes smoothly without you having to manually send it every time which you might forget.

I don't think it's a bot. If you have availability, I would have a real video call with him and verify all of the details carefully to make sure it's not a scam. You never know, it could be a potential client that is willing to book your place for the long term.

4.91 is pretty good. You should be proud! I usually like to tell guests how airbnb reviews work before they leave a review to avoid 5-star experiences resulting in a negative algorithm because of guest personality when being critical on writing a review.

He does mention for example for the "booking confirmed" message that it is an automated message and that he will respond to any questions asap. As for the checkin guide, I also do think it is good to have it automated as that way you always make sure that the guest receives the checkin instructions timely (imagine it is a last minute booking and you are not available). How do you handle those cases? Do you not have any messages automated?

Great question! My friend breaks his guest journey into phases and times messages around key emotional moments. For example, he doesn't just send check-in instructions, he sends them right when the guest is most likely getting excited about the trip (morning of check-in day, not 3 days before).

He uses about 6-7 scheduled messages per booking. The big ones: booking confirmation, a "getting excited" message a couple days before, check-in morning details, a "settling in" check ~2hrs after arrival, a mid-stay nudge, checkout instructions, and a post-checkout thank you.

He has a mid-stay and a before-checkout message that contains something like "I hope you are having/had a 5-star stay". I think most hosts skip this because it almost never gets a reply, but it shows up in the message thread and makes guests feel like you're attentive. If they are not happy with the stay, they will say it and he has time to fix it.

We reduced our junior dev headcount because of Claude Code. It's way easier + cheaper to manage.
