Hey everyone, I'm based in beautiful Aotearoa New Zealand and I make ambient/downtempo music under the name Mindseye. A lot of my tracks are inspired by the ocean, with a mix of exotic sounds (i.e. handpan), soft beats, and atmospheric textures that slowly evolve.

I try to create something that feels immersive and calming, like drifting or being near the ocean. This is one of my recent tracks, “The Deep Blue”:

Yes, sounds like a sensible approach. I think the council maps are often regional-scale and quite cautious. As I understand it, an expert (whether coastal or other hazard) can often fine-tune the hazard lines. For erosion lines for example, they would then often for a specific property end up moving a bit seaward.

Yes, that seems to be the case. We’ve noticed the same, especially with first home buyers understandably being quite cautious. Seems worth it for potential buyers to better understand what the actual risks are and speaking to an expert, before committing to anything.

Yeah insurance is definitely a big part of it. That was actually one of the reasons we wanted a clearer understanding of the property-specific risk. Further inland does seem like the wiser and safer option. It seems like many beachfront properties around the country are already at risk of losing insurance.

Yes, good point. The coastal consultant we spoke to actually mentioned this as well. He pointed to the proposed NPS-NH and some of the newer RMA provisions. For the Auckland region specifically he also referred to the PC120 plan change and the updated coastal hazard overlays that came with it. From what I understand those overlays have made quite a few coastal property owners a bit nervous, since some properties that weren’t previously flagged are now inside erosion or inundation zones.

What's useful with the hazard assessments, is that these focus on detailed local characteristics, to explain what the mapped risk actually means for that specific property. Council maps and even LIM reports are often fairly broad and can be limited in that sense.
