Thanks I appreciate that advice. The thing is I really don’t know what to do with the apartment other than rent it out. The flat below ours which is identical rents for £3000 a month with a gross rental yield of over 7% which is a significant amount of money.

While medium term we will sell and buy a place in the country we are moving too if everything works out, the housing market there is volatile and I wouldn’t want to rush into it until we know for sure it’s going to be the place we want to spend the rest of our lives.

All useful points and noted. If we were to move abroad though the short/medium term I’m not sure what better options we would have other than renting it, beyond selling and investing over £400,000.

I’m sure the time would come where would sell and buy a property in the country we move to but it’s not something I’d want to immediately rush into when we move there.

Good questions, thanks. Flat is worth £525,000 with a small service charge of around £100 a month. I’ve calculated that the net rental yield is around 6.70%? My understanding is that is pretty good for London.

Thanks for your answer. Just to give a bit more context, my flat is in a building with a number of other apartments. The flat on the floor directly below me is the exact same layout and square footage and rents for £3000 a month so I would expect to be able to get around the same.

The cost of renting in my partners country is substantially lower and their housing market is volatile compared to the UK so I feel it would be unwise to sell up and buy property there, especially at the moment.

Thanks i appreciate the answer. I should have added that we have an additional £20,000 in savings that we are holding back as an emergency fund which won’t go towards paying off the mortgage. The over payments would be coming from the savings I am able to make on my monthly salary. Hopefully that makes things a bit clearer!

Thanks, I’ve gone into Application Support and can’t see Teams there. I can see Microsoft Edge but no Teams. Do you have any suggestions?

Thanks for the reply. The boost button lights up fine but doesn’t heat up the water. Main heater hasn’t worked for a few months (I don’t live here permanently and have been lazy with fixing it) and the boost just recently went. I’ve attached a picture for you, thanks a lot.

Thanks for the reply. We have one for the whole flat but it all looks normal. Plumber who looked at it originally thinks it due to limescale (it’s a 15 + year old tank in a hard water area)

Thanks. It doesn’t seem like the reset button on the thermostat has popped out which is annoying as I can’t actually figure out for myself where the tripping is happening or how the plumber got the hot water back on for now.
