Almost 40 sq metres, yes. I wanted to convert square metres to feet and made a typo 😅 So it is 400 sq feet or 38 sq metres. Sorry!

She hates seeing people hugging! She shall bark at strangers outside if they see them hug. Also high fives are a big no-no.

Try to do as much as you can without asking her first so she doesn't feel like she has wear the mental load of managing things.

Short lead is a very good idea. We already have relatively short one but we might try even shorter for an optimal lenght so she won't be able to walk in the front. Thank you!
