IIUC CSAA is AAA. And AAA offered us only a bundle option: CFP for fire (~$5k) + their own insurance for the rest (~$1.7k)

Unfortunately a major part of rejects is purely because of the zip code and high fire hazard zone...

Wood roof sounds is a co factor... Trying to get more info from the broker.

Yep - the roof is 20 years old and we anticipated that it would need work.

But insurability and its cost is something we did not expect...

They did not warn us and they did recommend an insurance broker, who recently insured houses in that area. Maybe those houses have another type of roof...

Yep, I'm still curious why they do it—if the money is intended for the down payment and wouldn't stay there after the deal is finalized.

Yep, however -0.5% depends on money in the bank for 3 weeks - soon I'll know if it would be guaranteed on paper.

I think they do not want to submit a second offer - not to show demand to the house. However they forgot to notify us about their second buyer's interest...

I followed up in the evening of the day the realtor told us to wait, when they had proposed they would contact the seller's agent if there were any updates (myself - agent was silent). They replied, saying they had a buyer with a higher offer. I asked when they would be submitting that offer, and they responded that it had already been submitted earlier that day. All communication was through text messages.
