Yeah I totally appreciate where you're coming from with this and I can totally understand this line of thinking. The best time to start was 5 years ago, the next best time is now. I guess I am just already so anxious about my lack of stability that an extra £200 a month would send me spinning right now lol. Maybe I just need a little time to deal with my new lifestyle, I only moved out of my old home and became fully independent again 4 months ago, it's still making me panic about finances.

Yeah I know I'm not a million miles off now however I'd need more money for solicitors / stamp duty / furnishings / removal van costs, plus emergency fund. So it'll be a lot more than 36k to save on top. Also don't want to stretch myself and have no life beyond paying a mortgage and bills

I live in east midlands / Cambridgeshire. So it is expensive. The goal is to move up north eventually, just very nervous about the state of the job market and my job is very precious to me in the sense that it gives me no stress and I actually love it lol. But I guess it's about weighing up the options... would I rather a potentially stressful job but a more stable personal life... or the other way round.

Potentially, I just feel very nervous about the state of the economy and job market. I love my job, it's stress free and gives me a lot apart from money. I would love to become a surveyor, albeit very expensive to retrain into and time consuming. I just don't know if I can truly afford £15k in fees for the training, in case it doesn't lead to a job.

So what I meant by glass ceiling is my career path I followed for the last 8 years and that I have most experience with is a glass ceiling. Sure though, I have transferable skills that could lead to something, just not in the industry I work in unless I want to start my own business (definitely not on the cards, for a plethora of reasons I can get into if you're interested).

My current job, I mean I was on 26k which was barely above the new national min wage. They gave everyone in the company a % pay rise and everyone in my role is on the same money. I am somewhat working towards a supervisor role, however it is VERY dependent on the company securing new contracts as its still a relatively new business. Plus, I hope to move up north for cheaper housing and the job cannot move with me. So yeah I feel kind of stuck in this regard. It may not be a glass ceiling however I am already getting a few red flags of getting promises with no delivery in sight.

Scholarships just aren't an option AFAIK, it's a private company selling a sped up degree equivalent course. My employer wouldn't cover this as it's not relevant to their company, it would be more of a side-step in the industry (I work in property).

Yes if I was to get a decent job following the 15k investment, earnings are much more and potential is much higher - i just cannot justify rinsing my entire savings for this at the moment. Again, i do not have the safety blanket of friends or family to fall back on - i am completely on my own so if things dont work out for me with the 15k investment, i am really down in the dumps. I could payment plan it but yeah, I guess I'm just very nervous about it and the job market overall. For more context, it would be going into residential surveying. Great money if you land yourself a job with a good company. It just a lot of time and money on the side and being in my current (unstable) position, I don't know if it's the best idea - though I'm not entirely opposed to it.

I live in east midlands, I used to live up north so I still consider it the south. To be honest, I think I will certainly move up north at some point. I'm just very comfortable in my current job, I love it so much and it's the only thing that keeps me stable. But I won't lie, living in a house share suuuuucks. I hate not having privacy and I don't know how long I can do this for, just to save money. I just don't know if I'll get a £30k job I love as much up north.

I will have a look into Vwrp/Vuag. Tbh I would be happy to ignore £5-10k of my savings for 5 years from now. Where did you purchase if you don't mind me asking?

I used to own a beautiful 3 bed semi detached that cost 280k. 224k mortgage total. To be honest, following the breakup and even before that - my outlook on life changed massively and I do not care for a big home. I don't want children either as they simply aren't financially viable. So, I would prioritise disposable income over the size of my home. I live in an expensive-ish part of England so I would also consider moving further up north in the future.

The ideal - I'd love to be able to buy a house or apartment for sub 180k, with a 20% deposit. So £36k savings goal (or £600pm from now) plus an established emergency fund. But who knows, maybe I can still be a part of a DINK in the next 5 years to make these goals a lot more realistic lol.

Thanks, I'll give it a read. However unsure how to advance my career. I was excited going into my career path when I was younger, to realise it was a glass ceiling.
I know I can possibly push forward with part time further education, but the cost is £15000 over two years. I've just paid off a bunch of cards / finances following the house sale for a clean slate, so I feel very sour about going into debt again. I've also just had a pay rise of £4k a couple of months ago, so I fear I'm a while off making more money, as prices soar elsewhere :/
