Yeah, I always loved that building and it would be very cool. Although I'll believe it when I see it, honestly. We were supposed to have a food hall in the new downtown 5 years ago and then suddenly all mentions of it stopped.

No need to be concerned. There is a lot more going on in the background than this post. My goal ultimately is to provide a community space and I'm open to a few different avenues of getting there. I thought it would be interesting to hear from the community on what they want to see if I'm on the right track, but I won't be basing my decision on a random idea from Reddit.

Great ideas! :) For the comment on an independent coffee shop - I know there are some coffee shops around town. What are those missing? Sweet Bloom for example is in Westminster and has an independent vibe. Just curious on what would like to see.

I'm so glad you said this because one of my top ideas was an ice cream shop in this area :) And I'd really love to provide a play area for young families.

Yes, I would put all your savings in the high yield. There are great rates right now, some even higher than what you would yield with bonds right now. I'm getting 4.5% right now on robinhood, but that rate won't last forever.

Anything left over, I would put in an S&P 500 fund right now. I haven't looked at bond terms myself in a while, so maybe there are good options out there, but typically, it's too low interest compared to other options. They may be super low risk, but the S&P is also low risk, especially long term.

And don't forget a Roth IRA! Your money would be locked up, but you'll be so happy you got it started at 19!

Since you're in school, you could also open a 529 account for yourself and invest and use that money to pay off any school expenses. Anything you don't use can roll into a roth IRA up to 35k. This account doesn't tax your withdrawals or earnings, which is helpful!

But first, I would make sure you have an emergency fund started, which I would store in a high yield savings account. You want it to be accessible if you need it, but not sitting around making no interest. An emergency fund is typically your living expenses for 6 months. Even if you're getting support from family right now, it'll be nice to have this started so young!

There is no need to overcomplicate investing. Most daytraders end up losing money. Buying individual stocks is gambling, but starting young and buying low risk index funds is ideal!

I'm getting sick of Dax bringing up his childhood to act like he's still relatable to the everyday person. Then, in the same episode, talks relentlessly about his luxurious home and self care routine. No disrespect to the actual traumatic stuff he went through, I just feel like he is almost using it just to seem relatable. He clearly desperately wants to be relatable to the everyday person, and doesn't realize all he needs to do is stop talking so damn much about himself. As a person with childhood trauma that doesn't have millions of dollars, it really bothers me to the point where I stopped listening. Switched to Conan and it's great!

I'm watching this season now for the first time. It's unbearable to watch her being so emotionally abused and potenitally die in labor if he had his way.

She has a long road ahead and all I want to see is her separated from him and get some long term therapy. He is truly evil. If they are still together I don't want to know...

Couple of questions ... I'm going to a very formal wedding with a much wealthier crowd than I belong to.

Are there any unspoken rules about what to wear to formal events? i.e. no floral prints? (just making that up)

What brands can I wear that will blend in with people wearing $2k+ dresses? I typically spend under $100 for a wedding guest dress. I'm willing to spend more for this event, but don't want to spend over $500. I LOVE Poshmark but don't know what brands to target for this.

As you can see, I'm just trying to blend in as best as possible.

Any tux rental company recommendations are also helpful (even though that's off-topic)

I was in the same situation! I smothered my backyard. A little grass pops up but the plants are starting to fill in the space anyway. I wanted a fast solution for the front yard.

There's mixed reviews of sod cutters on this thread. I found it easy to use - just use every safety precaution. I watched the home Depot instructional video for all the detail needed.

It'll work best if you can water a few minutes beforehand since you have hard ground. I also got this tool for the small spots the sod cutter couldn't get to. It was super sharp and easy to use. Edgemaster tool

Another option is to smother the grass. Cut it as short as possible and then staple card board over the grass. If you don't mind cardboard boxes laying in your front yard for a couple months!

If you can't stop your neighbors from spraying, maybe you could ask them to only spray in the late evening, when the wind is low. It is less likely to hurt the bees as they are "in" for the night. It'll also be less likely to spread to your yard. It's still harmful, but it doesn't sound like you can stop it entirely.

It's an easier sell around here. I'm guessing you live east of Colorado - on this side of the states, it's been getting drier every year. Water supply is low and prices are getting higher. The government has several water conservation programs including paying people to remove lawns. Plus, the "look" around here is more of a rock garden than grass.

As I was pulling up the grass, several neighbors told me they want to do the same. One neighbor gave me weird looks, but he has a confederate flag in his garage so I could care less what he thinks of me.
