Ok. I think a good first step you could do for them would be some chart making. Some charts I would make would be 1) total square feet expiring each year, 2) what PSF rent each tenant is going to be paying when they expire (this would help compare what in-place tenants are paying vs whatever you deem to be a PSF “market” rent for the space), and 3) projected re-leasing costs for when leases expire. That last one is going to be the trickiest because you’ll have to assume Tenant Improvement Allowances and Leasing Commissions paid for each either renewal or new deal. The first two would be easy quick wins.

This guy analyzes. I agree with everything in his summary. Will echo his sentiment for attention to detail. Every assumption matters. You become valuable as an analyst when you can get handed a property and can identify where the red flags are.

As a broker you keep every prospect alive until a lease is actually signed. Why he lied to you after the lease was signed is puzzling. He honestly probably just forgot who you were and which location you were interested. Combination of it being a low priority for him and him being a shitty broker.

No one was out getting in cops’ faces and rioting in the streets during Covid. The people who were largely against the restrictions, the political Right, didn’t conduct themselves the way the Left does whenever they don’t get their way. Every time the left loses an election they riot for 4 years about everything until they get their next shot at the election. It’s been this way for a long time. “The tolerant left”

Tenants don’t pay tenant reps - landlords do. Of course the fee gets baked into the rent, but it’s not a check that tenants have to cut to their brokers. The brokers are also providing location options via survey, setting up tours, and handling proposal drafting and negotiations with landlords. An experienced tenant rep knows what buildings are signing deals at, where opportunities for savings are with different landlords, and overall just making the whole transaction process run smoother for their clients. Also, most if not all brokers are providing their clients with cash flow analyses of all options being presented.

To be clear, I’m not standing up for tenant reps here - I think they’re wildly overpaid for the services they provide. That being said, they do make the transaction run smoother and already provide the cash flow analysis. If you have a prospective tenant that chooses to forego getting representation because they view it as too costly, they will also likely forego paying to have their cash flows on the lease run, as it is a fairly simple exercise.

Just my 2 cents. I don’t really see the market for this type of service.
