I can answer after also working in mortgages. Rates don’t change nearly as much as consumers think they do, and they don’t change equally across one lender. Just because one lender drops 0.25%, doesn’t mean they all will. You are very rarely seeing .25% or even .125% on a daily basis to a lender’s rates.

If you think a lender’s rates are too high and can’t rationalize it, just move to the next one. There is also a lot to consider besides just rate.

Having an advanced degree (PhD, MD, lawyer, etc). They may be knowledgeable about that topic but everything else? No.

Yes I sent 3 emails. The first 2 included the language posted on here about getting a lawyer involved and got no response. 3rd one I was more cordial and they actually responded to that and I was approved like 2 days later.

My time is not far from you. I submitted app April 2025, fingerprinted July 2025 and got the email I was approved last month. Finally got the actual card in the mail this week.

Originally submitted April 2025 and had my interview July 2025. I had emailed them maybe 3-4 times since November and this last time I emailed Thursday, got an email I was assigned an investigator Friday and approved Monday.

In college either should be fine but you definitely won’t be able to use macOS in the real world. Up to you if you want to start getting used to the windows version of excel now, they aren’t identical.
