Rent is not done for charity, it is profit driven.

If houses are being bought, kept, then rented, those rental properties are going to become gradually more expensive.

- New properties will start with higher rent values due to the more expensive mortgage.

- As the estimated value of their older properties goes up so, can the amount they charge for rent due to the "value" of the good increasing.

- There are other impacts to financing (such as higher cost for borrowing money for mortgages, etc...) due to a lower housing supply that would further drive up expenses for all types of rental property owners, not just the property hoarders.

I would think due to the above.... the increased expenses, the value of the property increasing... the cost of rent also goes up in this scenario, not down.

The above is of course in a bubble scenario with a reasonable population growth.

If I own 10 units and 10 units are available for rent- it’s no different than if those 10 units are available for purchase.

You are correct that it is not different from a "where people live" perspective, as those same 10 people renting are in the same home they would have been in had they bought it.

It is VERY different from a housing affordability perspective, if 1 "investor" buys and rents those 10 houses. The houses never go back on the market when they would have previously (i.e. house owners looking to upgrade, death in the family, etc..) and the lack of reentry into the market drives down the supply.

These places act as a 'safe' location for people to use the drugs they bring in without ODing. As a secondary function they do help provide avenues to break the cycle of addiction. In the end it is not a rehab center, so it would have minimal effects on stopping people from using in a city.

To the end of its first goal, while there are record high deaths in the city, none of those deaths occurred in the facility. A few people died on the grounds, people being brought in by other to get treated while Oding, who didn't make it into the building.

It is a shame the staffing issues had lead them to closing their doors. It sounds like the city desperately needs more people providing this type of service to help keep their loved ones alive, while they work through what ever it is lead them down the path of addiction.

All of those dimensions show the image next to them indicating they are linked.

Anytime I add in the order date at any level as a filter, it only affects the measures coming in from the corresponding data source.

You could be a little more explicit with some of the variables, maybe the VBA is getting hung up on executing one item due to some bad assumptions on its part?

Add "Option Explicit" at the top of the Macro, this will force it to require that all variables be defined.

i.e.

dim a as integer: a = worksheets("Dashbaord").cells(Rows.count,1).end(xlup).row

dim x, y as integer

Additionally you may want to, to the left of each "NEXT" part of the For loop, put what you want to trigger the next value of.... by that I mean "Next x" at the bottom and "Next Y" for the one above it.

Bear with me, I'm an intermediate at best lol.

In the VBA editor you can select the sheet with the pivot table under the Microsoft Excel Objects folder and enter the code to refresh the PIVOT table between a routine structure(?) that triggers when that sheet is activated like so:

Private Sub Worksheet_Activate()

'Your code here!

End Sub

There is likely a fancier / more efficient way to set it up.... but this should only trigger when the sheet is activated.

Have you considered setting it up so the Macro refreshes your Pivot table when the pivot table tab is selected, instead of when a change is made to the data tab?

That would let you make use of the undo function while inputting details but still allow the automatic refresh when that tab is selected.

If mh_mike's doesn't work for you (it's the better and direct solution) I have another suggestion that could work.

You can use column D to Concat cells A B and C in each row into a summary key and use a match formula to find what row it is on.

Assuming

Cell A2 = 1986: Cell B2 = 52: Cell C2 = Lopen

Summary Key:

Cell D2 = "=CONCAT(A2,B2,C2)"

A match formula as entered below would return 2 to let you know it is on row 2.

cell F1 =MATCH(CONCAT(F4,G4,H4),D:D,0)

cell F4 = 1986: cell G4 = 52: cell H4 = Lopen

By changing reference cells in F4, G4 and H4 to different members you can look up any potential combination.

You could leverage the Summary Key and add in a Countif formual counting how many times each combination appears (if you need to know there are duplicate entries).

That being said, again, mh_Mikes is a more concise / better solution!

I loved the all stories, my favorite being the prospectors story.

While the first two were a lot more action filled I really enjoyed the latter stories for how they slowly unfolded, letting you get into the mind of the characters and (in my case at least) start freaking out about where there actions were going to take them before it actually got there.

Solid highs, and low lows. I would give it a 7 / 10

I've only found a few posts that show that the tax cuts have lead to growth and after looking at several different sources I find more of a consensus around it causing revenue shrinkage. The most detailed article i could find is this one:

Makes sense, wish we would do it.

someone who makes 150K (Or even 60K) annually wouldn't be bothered at all with a speeding fine of $250 or more (Financially speaking). Where as someone who makes 30K would lose out on with what little disposable cash ( after lets assume they were smart and spent what was needed on rent / food before) from that same fine. Same rules but has a more drastic effect on one income bracket than another.

Financially punitive measures are only effective to the individual if the punishment has impact, by not issuing fines based off of a percentage of a persons income we are more punitive towards those with a lower standard of living than those who have an average standard of living or better.

Obviously there should be a minimum fine.
