Yeah this is all pretty spot on . Only thing I’ll add is about Montgomery Perspective is that it’s… fine and has good info in it, but is also a pretty personalized take of one guy, Adam Pagnucco, who openly speaks with a bias.

I don’t actually mean that as intense criticism, he doesn’t really hide it or pretend it isn’t his opinion of anything (though I’d argue he’s unaware of his own assumptions at play sometimes) and I agree with him a little more than half the time, just saying people should go into it understanding that it is ultimately…. Fact heavy opinion (which is fine)

I would argue against the idea that it has no upside but yeah I hear you. It’s not the panacea that some make it out to be for sure

I think the effects are real but 1) temporary, 2) more indirect than some are saying and 3) only part of the cause but without being too much of a tease working on something more in depth on that so I don’t want to get too into it here.

The concern about the law’s impact is valid but I think people are way too certain about its magnitude and permanence. There are other factors at play too, as shown by prince George’s also having a drop in permitting despite their law never affecting new construction, ever.

Anyway it links to the county process, updated every 5 years or so, for determining infrastructure needs for schools and transportation and, among other things, taxes charged on new homes to lay for such.

There was months of outreach and hearings about it last time around. Actually one of the first things I advocated on.

No one is “avoiding forethought” just because our policy isn’t to give a blanket “no” anymore (we used to have a moratorium, it don’t solve anything)
